About the area

Dubai Islands is a large multi-island masterplan on Dubai’s northern coastline, developed and promoted under the Nakheel portfolio. Formerly known as Deira Islands and rebranded in August 2022, it comprises five named islands with residential, hospitality, marina and public-realm components across roughly 17 square kilometres.

What the area is and where it is located

Dubai Islands is a cluster of five islands: Marina Island, Central Island, Shore Island, Golf Island and Elite Island. Central Island is the largest and is designed around Deira Mall and The Night Market, a major leisure quay planned to include more than 5,300 shops and around 100 quayside cafés and restaurants. The masterplan includes 37 hotels and resorts, while The RIU and Centara resorts are already open from the earlier Deira Islands phase. Shore Island is planned for sports and resort uses; Golf Island includes an 18-hole golf course and wellness enclaves; and Elite Island is earmarked for luxury waterfront villas.

Recent milestones include the launch of Nakheel Marinas Dubai Islands in May 2023, Blue Flag accreditation for several Nakheel beaches, and core infrastructure works on Island B. Nakheel awarded Al Nasr Contracting Company an AED 527 million contract covering roads, utilities and district-cooling integration. The developer has also launched the first Bay Villas, while the on-site marina is designed to accommodate larger yachts.

Actual transaction prices in Dubai Islands, since 2025

The figures below come from registered Dubai Land Department transactions, not from listings. We show the median rather than the mean, so that one-off penthouses do not distort it.

The yearly figure compares the last 12 months with the 12 before them. Calendar years would not work here: the current one is unfinished, so the comparison would understate the change.

How the price per square metre changed by year

From 2024 to 2026 — +19% on the price per square metre across 1 buildings that traded in both years.

For comparison: the median across the whole district moved +32%. The gap between the two figures is not existing homes appreciating — it is newer, more expensive buildings entering the market. Returns on a purchase follow the first figure.

Top to bottom: purchase price per m², year, annual rent per m², gross yield. Showing the last 3 years, from 2024.

* 2026 is still in progress, so its bar covers part of the year and is not directly comparable with the ones before it. The growth figure below uses completed years only.

All figures are medians rather than means: in thin years the mean swings with the mix of units and shows movement the market never had. The yield is gross — service charges are not published in the register, so they cannot be deducted honestly.
