Villas in Dubai are a separate market, not an expensive version of the apartment one. It runs by its own rules, and the Land Department data shows it: around 26,000 villa transactions were registered over the past twelve months, and 61% of them were on the resale market. For apartments the ratio is the other way round — 64% of those deals go straight through developers.

The reason is straightforward. A villa is more often bought to live in than to flip during construction. So there is more completed stock here, longer holding periods and less speculative turnover.

Below is what the register says: what villas of each size cost, which communities people buy in, and how the transaction differs from buying an apartment.

Median across 20 167 apartment transactions registered with the Dubai Land Department over the past 12 months.

The median three-bedroom villa is around 2.98 million dirhams at 174 square metres; a four-bedroom is 3.16 million at 230 metres. Note the gap: the fourth bedroom adds more to floor area than to price. That follows from where the volume sits — mass-market townhouses in new communities, where four-bedroom layouts are the standard product.

Beyond that the curve breaks: five bedrooms sit at 4.5 million, six at almost 18 million. Past five bedrooms the standardised communities end and individual houses on large plots begin.

How villa deals split by price

Over 12 months (to 21 September 2026) the DLD registry recorded 16,148 villa and townhouse sales, 61.6% of them off-plan. The price distribution:

The busiest area is Al Yelayiss 1 (The Valley) with 3,725 sales at a 2.9M median, followed by Dubai Investment Park Second (1,466; 3.65M) and Dubai South (1,334; 4.39M). A note on townhouses: the DLD registry has no separate townhouse category — nearly all are recorded as villas, so the figures above cover both formats. Why these are medians, not “villas from” prices

The median is the midpoint: half the villas sold below it, half above. The arithmetic mean would be substantially higher, pulled up by Palm Jumeirah and Emirates Hills sales in the tens and hundreds of millions. That figure helps no one — you cannot tell from it what is actually within reach.

Which projects sell most

Transaction count per project shows liquidity rather than quality: whether there is anything to price against, and whether there will be a buyer later. For a villa that matters more than for an apartment — exiting one takes longer anyway.

Prices by district

Villa geography is entirely different from apartment geography. The apartment market is held up by Business Bay, Marina and Downtown; villas are bought in outlying communities, where there is land.

Price per square metre is misleading here and should not be compared with apartments directly: a villa’s floor area includes stairs, corridors and utility rooms an apartment does not have, while the plot is not counted at all. The full house price is the more reliable reference.

Completed villa or off-plan

61% of villa transactions are resale. That changes the calculation compared with apartments.

A completed villa. You can inspect the house, judge the finish, see how lived-in the community is, whether the parks and schools are operating, what the commute actually looks like. You also see what no floor plan shows: orientation to the sun, the outlook, the neighbours. The 2% agency commission is paid by the buyer, and the developer’s no-objection certificate is required.

An off-plan villa. Payment is staged, the money goes into the project’s escrow account, and the developer pays the commission. But communities take years to build out: the infrastructure described at the presentation arrives after handover, not with it. Construction progress for each project is published by the Land Department itself, with the date of the latest inspection.

Villa price per square metre rose about 11% over the past twelve months, noticeably faster than apartments. That figure includes new communities entering the market, though, not just existing houses appreciating — we calculate those two numbers separately for each district.

What you pay on top of the price

The cost structure matches an apartment purchase; the amounts scale with the price.

Running costs work differently from an apartment. The service charge is usually lower per square foot, since there are no lifts or shared corridors, but plot upkeep is added: garden, irrigation, and the pool if there is one. Electricity and water for a standalone house come to noticeably more than for a flat. There is no property tax and no tax on rental income in the UAE.

Who can buy a villa

Foreign nationals buy villas outright (freehold) in designated zones, which covers every major villa community: Damac Hills, Arabian Ranches, The Valley, Dubai Hills Estate, Tilal Al Ghaf, Emaar South and others. There is no nationality restriction, no residency requirement, and the transaction can be completed under a power of attorney.

A purchase from 2 million dirhams qualifies for a ten-year investor visa — in the villa segment practically every transaction clears that threshold.

How the transaction works

  1. Inspection and checks. On a completed house, look at the transaction history in the community, the service charge and the condition of the property. On an off-plan one, at construction progress and what handover actually includes: finishes, kitchen, landscaping of the plot.
  2. Sale agreement (Form F) and a deposit, usually 10%. The deposit is held by the agency or the trustee.
  3. Developer’s NOC — confirmation that no service charges are outstanding.
  4. Registration at the trustee office — ownership transfers the same day.
  5. Title deed is issued immediately, in electronic form.

What is the difference between a townhouse and a villa

The Land Department register does not separate them — both are recorded as villa. In practice a townhouse shares walls with neighbours and sits on a smaller plot; a detached villa does not. Most of the volume in new communities is townhouses, and they are what produces the 3–3.2 million median.

Is it better to rent out a villa or an apartment

An apartment produces a higher gross yield and finds a tenant faster. A villa takes longer to let but usually on a longer lease and with a more settled tenant — a family with a school nearby. We deliberately do not publish a single yield figure for villas: there are far fewer tenancy contracts for them, and an average would mislead.

Are villa prices rising

Over the past twelve months the median villa price per square metre rose about 11%, against 6% for apartments. Part of that reflects new communities entering the market rather than existing houses appreciating.

Can I buy a villa without travelling to Dubai

Yes, under a power of attorney certified at a UAE consulate, and the title deed is electronic. But inspection matters more for a villa than for an apartment: the condition of the house, the plot and the community itself are hard to judge from photographs.
