About the area

Mudon is a large gated residential community in DubaiLand, located at the intersection of Al Qudra Road and Emirates Road (E611). The development is organised into neighbourhoods of villas, townhouses and a small apartment component. Landscaped parks, jogging and cycling routes, children’s play areas and community facilities form part of the masterplan, which includes 24/7 security.

What Mudon is and where it is located

Mudon, meaning “cities” in Arabic, was conceived as a broad masterplan on the edge of Dubai’s desert. The completed portion occupies land in DubaiLand, roughly between Umm Suqeim Road, Al Qudra Road and Emirates Road. Its neighbourhoods include Al Salam, Rahat, Al Naseem, Arabella and Mudon Views. Handovers for the earliest townhouses and villas began in late 2014, following the resumption of construction in 2012.

The gated community features a mix of low-rise homes, green spaces and pedestrian routes, alongside local mosques, nurseries and schools.

Mudon is car-oriented for everyday travel. The nearest Red Line Dubai Metro station, R73, is approximately 9,895 metres away and is not a practical daily walking option. Al Qudra Road and Emirates Road (E611) provide direct driving routes to other parts of Dubai.

Mudon is arranged into several sub-communities and phases. Initial construction included Al Salam and Rahat, followed by Al Naseem and the Arabella phases. Detached villas and townhouses combine traditional Arabic and contemporary styles, with homes arranged around parks and internal streets.

  • Rahat — three-, four- and five-bedroom villas with Arabic architectural detailing. The original Rahat release comprised around 450 villas launched in October 2013.
  • Al Naseem — Arabic-themed villas and semi-detached four-bedroom townhouses, with handovers beginning in December 2014.
  • Arabella — two- to five-bedroom townhouses and semi-detached homes. Townhouses range from approximately 1,669 sq ft for two-bedroom homes to around 3,068 sq ft for five-bedroom homes.
  • Mudon Views — low-rise apartment buildings completed in 2020, offering one-, two- and three-bedroom apartments and duplexes.
