About the area

Jumeirah Village Circle (commonly called JVC) is a large, mixed residential master development in Dubai launched by Nakheel in 2005. Located alongside Sheikh Zayed Road and organised into multiple districts, JVC combines low- to mid-rise apartment buildings, townhouses and a substantial number of villas. The area has seen phased delivery of infrastructure and housing over many years and continues to host construction activity and new district-level services.

What this place is and where it is located

Jumeirah Village Circle is a freehold master community developed by Nakheel. The masterplan covers more than 870 hectares and is divided into six districts. The community is positioned to offer relatively direct road access to central corridors of Dubai: it sits near the junction of Sheikh Zayed Road and Al Khail Road and has multiple internal neighbourhoods and villa clusters.

  • Launched in 2005 by Nakheel as a large master development.
  • By 2016, Nakheel and third-party developers had delivered hundreds of villas, townhouses and apartment blocks; the area was home to an estimated 25,000 residents at the end of that year.
  • Development continued through the late 2010s. By mid-2020, 235 towers or townhouse rows had been completed, with around 110 under construction and many more at the design stage.

Transport and distances

JVC is primarily car-oriented but benefits from road links that connect it with key Dubai destinations. The nearest Dubai Metro Red Line station, R34, is approximately 6,139 metres away, making it impractical to reach on foot for a daily commute. Road access was enhanced with new entry and exit points to Hessa Street, opened in October 2016 as part of a Nakheel roads improvement scheme.

  • Palm Jumeirah — 9.3 km
  • Dubai Marina — 7.3 km

Driving times vary with traffic and route. Dubai Mall is around 21 minutes away by car, while Palm Jumeirah and Dubai Marina can take roughly 20 minutes.

Development patterns and projects

JVC combines established communities with ongoing construction. Its housing stock ranges from larger, well-finished residential developments to smaller schemes with varying finishes. Many villas are spacious, with large rooms and multiple bedrooms, while townhouses and apartments form an established part of the local housing supply.

  • Empower awarded a contract to design the second of six district cooling plants in Jumeirah Village, with construction scheduled to begin in the first quarter of 2025.
  • Taraf appointed Al Rakha Contracting as the main contractor for Terrazzo Residences.
  • Circle Mall was planned as a major retail complex with 235 shops, an anchor supermarket, two department stores, a multi-screen cinema, health clinic, cafés, restaurants and a food court. By July 2020, it had topped out and its façade was partly complete.

Nearby residential and mixed-use developments include Botanica by Select Group (2009), 10 Oxford by Iman Developers (2016), Aurion Residence by Arivon Properties (2016), Sky Harmony by Peace Homes, Al Serh Residences 11 by ASAK Development, One Sky Park 2, Reflections Tower and U Tower. The wider JVC area includes 367 projects.

The quality and finish of developments in JVC vary by developer and project. The district contains high-quality completed schemes alongside smaller developments with differing levels of finishing, while construction and design-stage activity continue across the community.

Who JVC is suitable for

JVC is suited to a broad range of residents and buyers because of its mix of villas, townhouses and apartments.

  • Families seeking larger homes with gardens and multi-bedroom villas.
  • Couples and small families who may prefer townhouses or smaller apartments with access to community green space.
  • Buyers and investors looking for options within a large master-planned community with expanding infrastructure and retail facilities, including Circle Mall.

The community’s road connectivity makes car travel practical for commuting across Dubai. Its proximity to established leisure and commercial districts such as Dubai Marina, Palm Jumeirah and Mall of the Emirates is an advantage for residents who drive regularly.

Actual transaction prices in Jumeirah Village Circle, since 2025

The figures below come from registered Dubai Land Department transactions, not from listings. We show the median rather than the mean, so that one-off penthouses do not distort it.

The yearly figure compares the last 12 months with the 12 before them. Calendar years would not work here: the current one is unfinished, so the comparison would understate the change.

How the price per square metre changed by year

From 2022 to 2025 — +36% on the price per square metre across 43 buildings that traded in both years.

For comparison: the median across the whole district moved +61%. The gap between the two figures is not existing homes appreciating — it is newer, more expensive buildings entering the market. Returns on a purchase follow the first figure.

* 2026 is still in progress, so its bar covers part of the year and is not directly comparable with the ones before it. The growth figure below uses completed years only.

All figures are medians rather than means: in thin years the mean swings with the mix of units and shows movement the market never had. The yield is gross — service charges are not published in the register, so they cannot be deducted honestly.
