Dubai Land Department records for this building: closed transaction prices, not asking prices or estimates. Figures are medians, so a single expensive sale does not move them.
The yearly figure compares the last 12 months with the 12 before them: calendar years would not work, the current one is unfinished. The district moved +1% over the same period, so the building grew faster.

Auresta Tower is an active mixed-use project by Tiger Properties in Jumeirah Village Circle, Dubai. The single-building development includes residential, office and ground-floor retail components, with 840 total units. It was 2.00% complete at its inspection dated 27 July 2026, with completion dated 31 December 2028.
Auresta Tower is planned as one building with a vertically organised mixed-use programme. Its structure includes three basement levels, a ground floor, four parking floors, five office floors and 55 residential floors. The tower also includes three technical floors on levels 16, 35 and 51. Retail space is incorporated at ground level, while the office and residential components occupy dedicated floors higher in the building. This combination places commercial, office and residential uses within the same development rather than separating them across multiple buildings.
The development has 840 total units within its single-tower format. Its planned configuration combines a ground-floor retail element with five office floors and 55 residential floors. The three basement levels and four parking floors form part of the building’s stated structure, alongside three technical floors. Auresta Tower is therefore configured as a high-rise mixed-use project with separate retail, office, parking, technical and residential components.
Construction for Auresta Tower started on 1 May 2025. The project is listed as active, and its completion ratio was 2.00% at the inspection dated 27 July 2026. The completion date is 31 December 2028. These dates place the development in its early construction phase, with the stated completion date falling at the end of 2028.
Auresta Tower is located in Jumeirah Village Circle, a freehold master community launched by Nakheel in 2005. JVC covers more than 870 hectares and is divided into six districts. The community contains apartment buildings, townhouses and villas, and development activity continues across the area. JVC is positioned near the junction of Sheikh Zayed Road and Al Khail Road, with internal neighbourhoods and villa clusters forming part of the wider masterplan. New entry and exit points to Hessa Street opened in October 2016 as part of a road improvement scheme.
Jumeirah Village Circle has road links to several Dubai destinations. Dubai Marina is 7.3 km from JVC, while Palm Jumeirah is 9.3 km away and JBR Beach is 8.0 km away. Mall of the Emirates is 6.9 km away, Downtown Dubai and Burj Khalifa are 17.0 km away, and Dubai Mall is 17.3 km away. Dubai International Airport is 27.0 km away, while Al Maktoum International Airport is 18.4 km away. For central JVC locations, the nearest Dubai Metro Red Line station, R34, is 6,139 metres away.
Tiger Properties is the developer of Auresta Tower. The project sits within the Jumeirah Village Circle master community, whose master developer is Nakheel. JVC was launched in 2005 and has developed through multiple phases of housing and infrastructure delivery. By mid-2020, 235 towers or townhouse rows had been completed in the community, with 110 under construction. The wider JVC area includes 367 projects, reflecting the scale of the established and continuing development activity across the district.
