Renting in Dubai is registered by the state. Every tenancy contract goes through the Land Department’s Ejari system, and that data is published — so you can see what people actually pay for a flat in a given district, rather than what listings ask for.

Median across 571 202 residential tenancy contracts registered with Ejari over the past 12 months. Rent in Dubai is paid annually in advance, usually in one to four cheques; the monthly figure is the annual one divided by twelve, not a separate rate.
The median one-bedroom is 58,000 dirhams a year, about 4,800 a month. A two-bedroom is 77,000, a studio 40,000. Rates rose roughly 5% over the past twelve months.
Note the gap between the second and third bedroom — it is wider than between the first and second. Three-bedroom apartments are in short supply in Dubai: families with children more often move to townhouses, and the segment is thin.
Why the price is quoted per year
Rent in Dubai is paid in advance, usually in one, two or four cheques covering the whole year. Monthly payment is rare and costs more: the more cheques, the higher the annual total — the spread between one cheque and four reaches 5–10%.
The monthly figure in the table is the annual one divided by twelve. There is no separate monthly rate in the contracts, and the budget has to be planned from the annual sum plus the deposit.

The spread between districts is twofold: a one-bedroom in Dubai Marina runs at about 95,000 a year, in Al Warsan about 40,000. Cheaper usually means further from the metro and with less infrastructure, not worse buildings.

What you pay on top of the rent
- Security deposit — 5% of the annual rent for an unfurnished flat, 10% for furnished. Refunded on move-out if there is no damage or debt.
- Agency commission — usually 5% of the annual rent, one-off.
- Ejari registration — a few hundred dirhams. Without it you cannot connect utilities or sponsor a family visa.
- DEWA deposit — 2,000 dirhams for an apartment, 4,000 for a villa. Refunded on disconnection.
- Chiller charges, where cooling is not included in the rent. This is the most common surprise: in some buildings air conditioning is billed separately and costs little in winter but noticeably more in summer.
It is also worth confirming who pays the building’s service charge. By default the owner does, but contracts sometimes say otherwise.
How renting works
- Viewing and reservation. A holding deposit is usually paid and a preliminary form signed.
- Contract and cheques. The tenancy contract is signed and cheques for the full term handed over. Cheques are a serious instrument in the UAE — a bounced cheque carries legal consequences.
- Ejari registration. Usually handled by the agency or the owner; you receive the certificate.
- DEWA connection — electricity and water, against the Ejari certificate.
- Handover with a condition report. Make it detailed: deductions from the deposit at move-out are assessed against it.
Rent increases at renewal
An owner cannot raise the rent at will. The Land Department publishes a rental index, and the permitted increase depends on how far the current rent sits below market: under 10% below, no increase is allowed at all; beyond that a scale applies up to 20%.
The owner must give 90 days’ notice of an increase or of non-renewal. Without that notice the contract renews on the same terms.
