Its design theme is inspired by iridescence, bringing together light and nature in the project’s visual concept. The homes are described as having functional layouts and interiors designed to receive natural light. The building is located within District 13 of Jumeirah Village Circle, a master community with apartments, townhouses and villas. Iridian Park 1 has a total project area of 5,813.69 square metres and is designed with a concrete structure, blockwork, and internal and external finishes.

Apartment collection

The development contains 76 residential units. The apartment selection includes studios, one-bedroom apartments, one-and-a-half-bedroom apartments and two-bedroom apartments. This provides a range of layouts within a single low-rise building rather than across multiple towers. The project’s residential concept places its homes above the ground and podium levels, while the shared leisure facilities are arranged across the ground floor and first podium floor. The anticipated service charge is AED 15 per square foot.

Amenities and shared spaces

The amenity programme includes a swimming pool, a separate kids’ pool and a pool deck furnished with sun loungers. Residents will also have access to a gym, clubhouse and outdoor lounge. Family-oriented facilities include a kids’ play room, while the BBQ area provides an additional outdoor gathering space. The lobby is positioned on the ground floor. The pool, pool deck, kids’ pool, clubhouse, kids’ play room, gym, BBQ area and outdoor lounge are shown across the ground-floor and first-podium amenity areas. These facilities form the project’s on-site shared spaces.

Iridian Park 1 is in Jumeirah Village Circle, commonly known as JVC. JVC is a freehold master community launched by Nakheel in 2005 and covers more than 870 hectares across six districts. It combines low- to mid-rise apartment buildings with townhouses and villas, with continuing construction and new district-level services across the community. The area has road links near Sheikh Zayed Road and Al Khail Road, along with entry and exit points to Hessa Street. JVC includes landscaped walkways, green spaces, parks, sports fields, gyms and pools, as well as shops, cafés and supermarkets for daily needs.

The project’s JVC location places several schools, hotels, malls and leisure destinations within the wider surrounding area. Sunmarke School is listed at two minutes, while Arcadia School is five minutes away and JSS International School is 12 minutes away. Novotel JVT and Mövenpick Hotel JVT are each listed at two minutes. Dubai Miracle Garden is nine minutes away, City Centre Meaisem is 11 minutes away, and Circle Mall and Mall of the Emirates are each listed at 15 minutes. Dubai Hills Mall is listed at 17 minutes, The Walk JBR at 20 minutes, and Palm Jumeirah at 22 minutes.

Construction progress and completion

Construction started on 4 August 2025. The project was recorded as active, with a completion ratio of 15.92% following the inspection dated 19 May 2026. The recorded completion date is 1 February 2027. The development consists of one building and 76 units. The anticipated completion stated for the project is in 2027, placing the development within the current pipeline of new residential construction in Jumeirah Village Circle.
