Skyhills Residences 2 is a residential tower in Jumeirah Village Circle (JVC), Dubai, developed by HRE Real Estate Development L.L.C. In the Dubai Land Department registry it is listed as Skyhills II By HRE, project number 3057, in the Al Barsha South Fourth area within JVC. Construction started in June 2024, and the DLD inspection on 28 July 2026 recorded 95% completion. The developer’s brochure gives Q3 2026 for handover.
The project is a single tower with a basement, ground floor, mezzanine, three podium parking levels, 30 residential floors and a roof level (B+G+M+3P+30+R). The DLD registry lists 529 units; the developer describes 509 apartments and 17 shops. The unit register includes 229 studios of about 415–421 sq ft, 238 one-bedroom apartments of 716–1,068 sq ft, 37 two-bedroom apartments of 1,195–1,288 sq ft and five three-bedroom units of 2,447–3,459 sq ft. The developer also offers two- and three-bedroom duplexes; across all layouts, sizes range from 415 to 3,570 sq ft.
According to HRE, the apartments are delivered fully furnished. The brochure lists 1.2 × 1.2 m polished porcelain floors, floor-to-ceiling windows, home automation, Grohe and Geberit bathroom fittings, quartz kitchen countertops, built-in kitchen appliances, a refrigerator and a washing machine.
The podium has a swimming pool and a landscaped water garden, an outdoor gym and an indoor gym, a basketball court, a tennis court, a children’s play area, a sauna and barbecue areas.
JVC lies between Al Khail Road and Sheikh Mohammed Bin Zayed Road, with access to Hessa Street. According to the developer, Dubai Hills Mall and Dubai Sports City are about 8 minutes away by car, Mall of the Emirates and the Emirates Golf Club about 12 minutes, JBR about 15 minutes, Palm Jumeirah about 16 minutes, Dubai Mall about 17 minutes and Dubai International Airport about 20 minutes.
HRE’s project page lists a 50/50 payment plan with a 10% down payment and 50% paid over two years after handover. From October 2025 to September 2026, the DLD registered 96 sales in the project, all off-plan, with a median of about AED 1.26 million, or around AED 1,570 per sq ft. Median prices were about AED 742,000 for a studio and AED 1.28 million for a one-bedroom apartment.
