Skyhills Residences is a completed residential project in Dubai Science Park, Dubai, built by HRE Real Estate Development L.L.C. In the Dubai Land Department registry it appears as Skyhills I By HRE, project number 1643. Construction started in October 2023. At the DLD inspection in July 2026 the project was 100% complete, and the registry now lists it as finished, with 1 October 2026 as the completion date.

Towers and residences

The project has two towers on a shared podium. According to the developer’s technical brochure, Tower 1 (West) rises to 40 residential floors and Tower 2 (East) to 33, both above two basements, a ground floor, a mezzanine and three parking levels. The DLD registry lists 1,164 units. The unit register includes 400 studios, 431 one-bedroom, 292 two-bedroom and 12 three-bedroom apartments, plus 12 shops on the ground floor. Studios measure about 438–573 sq ft, one-bedroom apartments 610–993 sq ft, two-bedroom apartments 948–1,394 sq ft and three-bedroom apartments 1,704–2,575 sq ft. The developer delivers the apartments furnished, with smart-home controls and floor-to-ceiling windows.

Facilities for residents

The podium is designed as a resort deck with a sandy beach-style pool, a lazy river, a lap pool and a children’s pool. Residents also have indoor and outdoor gyms, a sauna and steam room, a yoga area, a co-working lounge, a children’s play area, a beach volleyball court, barbecue areas and a jogging track. Shops and cafés on the ground floor serve daily needs.

Location

Dubai Science Park lies in Al Barsha South, between Al Khail Road and Sheikh Mohammed Bin Zayed Road, with Umm Suqeim Street leading north to Al Barsha and the coast. Dubai Hills Estate and Dubai Hills Mall are next to the community, and Mall of the Emirates is a short drive away.

From October 2023 to September 2026, the DLD registered more than 1,100 apartment sales in the project, almost all of them off-plan. Since late August 2026, when the first tenancy contracts were registered, median annual rents have been about AED 52,000 for a studio, AED 80,000 for a one-bedroom and AED 127,500 for a two-bedroom apartment.
