About the area

Damac Hills is a large gated residential community in DubaiLand developed by Damac Properties. The masterplan organises villas, townhouses and apartments around an 18‑hole championship golf course and extensive parkland. The neighbourhood was delivered in phases from 2015, with the first residents moving in that year and the project largely complete by 2020.

What it is and where it is

Damac Hills (formerly marketed as Akoya) occupies a multi‑million‑square‑foot site in the DubaiLand area. The neighbourhood combines golf‑front villas, parkside homes and several clusters of apartment buildings, together with retail and leisure components intended to serve residents across the masterplan. The development includes private parkland and a PGA championship golf course developed in collaboration with Donald Trump; the course opened in February 2017.

Key numerical elements published for the development include 3,008 villas and townhouses and 4,335 apartments (studios and one‑ to three‑bedroom units). In addition there are 163 serviced hotel villas and 4,317 serviced apartments, hotel rooms and hotel apartments. The whole project covers an area described in developer material as a 42 million square foot development, with parkland and a multi‑purpose arena.

Development, masterplan and projects

The masterplan arranges residential clusters around two primary landscapes: the golf course and a dedicated park area of approximately 400,000 square metres. Residential types are grouped under several categories in developer material: golf‑course villas, park villas, golf residences (apartments overlooking the course), park residences and large villa clusters referred to as The Masters.

Amenities listed in project descriptions include a clubhouse with restaurants, a swimming pool and gym, a children’s play area named Little Village, supermarkets, pharmacies, banks, schools and nurseries, and retail elements clustered around a Damac Mall that has been operating and attracting visitors since opening.

Construction and commercial programme highlights published by the developer and associated contractors include:

  • Contract awards to an engineering and reconstruction contractor totalling US$160 million for major works in Gems Estates and Cavalli Estates clusters (US$93 million and US$67 million respectively).
  • A construction project for a Jumaa mosque by a named contractor, designed to replace a temporary facility and with a published target capacity and completion timeframe (completion targeted by Q1 2025 in the published material).
  • A branded villa offering called the Autograph Collection comprising 50 boutique villas in multiple styles; that collection was mentioned alongside a developer pricing note.

Who Damac Hills suits

Damac Hills is aimed at buyers and occupiers seeking a suburban, family‑oriented environment within a gated masterplan. The combination of detached villas, townhouses and apartments around a golf course and large park areas caters to households prioritising outdoor space, recreational amenities and on‑site retail. The availability of serviced hotel apartments and hotel villas also positions parts of the development for short‑term stay and investor interest in hospitality product types.

Actual transaction prices in Damac Hills, since 2025

The figures below come from registered Dubai Land Department transactions, not from listings. We show the median rather than the mean, so that one-off penthouses do not distort it.

1 523registered transactions
19 024AED per m², median

+1%over the past year, across 12 buildings
5.3%gross rental yield

The yearly figure compares the last 12 months with the 12 before them. Calendar years would not work here: the current one is unfinished, so the comparison would understate the change. The median across the whole district moved +25% over the same year — that gap reflects which buildings came to market, not existing homes changing in price.

How the price per square metre changed by year

From 2022 to 2025 — +12% on the price per square metre across 6 buildings that traded in both years.

For comparison: the median across the whole district moved +52%. The gap between the two figures is not existing homes appreciating — it is newer, more expensive buildings entering the market. Returns on a purchase follow the first figure.

Top to bottom: purchase price per m², year, annual rent per m², gross yield. Showing the last 6 years, from 2014.

* 2026 is still in progress, so its bar covers part of the year and is not directly comparable with the ones before it. The growth figure below uses completed years only.

All figures are medians rather than means: in thin years the mean swings with the mix of units and shows movement the market never had. The yield is gross — service charges are not published in the register, so they cannot be deducted honestly.
