The Valley is a large desert-themed residential neighbourhood in Dubai developed by Emaar Properties. Positioned at the junction of the E66 (Dubai–Al Ain) and E77 (Jebel Ali–Lehbab) roads, the area is planned around a central district called Eden and a wider network of neighbourhoods and community amenities.

What this place is and where it is located

The Valley is conceived as a suburban residential community with a landscape and architectural concept inspired by desert and oasis motifs. The masterplan centres on the Eden neighbourhood, which groups low-rise villa clusters with garden views. The development is located southeast of central Dubai, at the junction of two major arterial highways, with road connections towards central Dubai and areas to the south and east of the city.

Transport and distances

Public transport access to The Valley is limited by distance. The nearest Dubai Metro station on the Red Line is approximately 25.3 km away, making it impractical for daily walking commutes.

Approximate distances from popular Dubai destinations include:

  • Burj Khalifa / Downtown Dubai — 27.4 km
  • The Dubai Mall — 27.1 km
  • Dubai International Airport (DXB) — 28.4 km
  • Al Maktoum International Airport (DWC) — 31.9 km
  • Palm Jumeirah — 33.5 km
  • Dubai Marina — 32.3 km
  • JBR Beach — 33.0 km
  • Mall of the Emirates — 28.0 km

These distances commonly translate into drives of around half an hour or longer, depending on traffic and the time of day. The Valley is primarily car-oriented, and its highway access makes private vehicles and taxis the practical choice for most journeys.

Masterplan, amenities and community facilities

The Valley is planned with neighbourhood-scale and central community facilities, including:

  • a Town Centre of about 32,000 sq m with indoor and outdoor retail, a farmers’ market, cafés and restaurants;
  • a Sports Village of roughly 20,000 sq m with courts, playgrounds, outdoor gym areas, and running and cycling tracks;
  • Kids’ Dale, a children’s area of about 10,000 sq m with themed play equipment, rock climbing and an amphitheatre;
  • a Pavilion of around 33,000 sq m, designed as an oasis garden with an observation tower and maze; and a Golden Beach precinct of approximately 30,000 sq m with water play and food-and-beverage outlets.

The community is designed around landscaped public open spaces, pedestrian routes within neighbourhoods and amenity clusters for residents.

Zoning, housing types and projects

The initial residential offering in Eden comprises low-density villas, mainly three- and four-bedroom homes presented in several architectural collections. These include May Bell, with a purist and minimal style; Iris, with a sleek and light character; and Spruce, with warmer, earthy tones. Emaar has announced Phase Two with more than 4,500 residential units.

Projects close to the community include:

  • Eden Apartments by National Bonds.

The Valley includes several named sub-communities and clusters:

  • Rivera at The Valley
  • Farm Grove
  • Kaia at The Valley
  • Elea at The Valley
  • Farm Grove 2
  • Alva at The Valley

Who this area suits

The Valley is suited to buyers and households seeking low-rise villas and family-oriented homes in a suburban setting with planned neighbourhood amenities. Its scale and amenity mix appeal to residents who prioritise private outdoor space, community parks, and on-site sports and leisure facilities over immediate proximity to Dubai’s central business districts. The road network and highway access suit residents who drive, while commuting to central Dubai requires daily travel.

Actual transaction prices in The Valley, since 2025

The figures below come from registered Dubai Land Department transactions, not from listings. We show the median rather than the mean, so that one-off penthouses do not distort it.

4 399registered transactions

The yearly figure compares the last 12 months with the 12 before them. Calendar years would not work here: the current one is unfinished, so the comparison would understate the change. The median across the whole district moved +4% over the same year — that gap reflects which buildings came to market, not existing homes changing in price.

Top to bottom: purchase price per m², year, annual rent per m², gross yield. Showing the last 6 years, from 2021.

* 2026 is still in progress, so its bar covers part of the year and is not directly comparable with the ones before it. The growth figure below uses completed years only.

All figures are medians rather than means: in thin years the mean swings with the mix of units and shows movement the market never had. The yield is gross — service charges are not published in the register, so they cannot be deducted honestly.
