About the project
Velora at The Valley Phase 2 is located in The Valley, a desert- and oasis-inspired residential neighbourhood in Dubai. Emaar Properties is the developer behind The Valley’s masterplan and its initial phases. The community sits at the junction of the E66 Dubai–Al Ain Road and E77 Jebel Ali–Lehbab Road.
A masterplanned setting in The Valley
The Valley is a large residential neighbourhood planned around landscaped public spaces, pedestrian routes and amenity clusters. Its central district is known as Eden, where low-rise villa clusters are arranged with garden views. The wider community uses desert and oasis motifs in its landscape and architectural concept, with neighbourhoods designed around gardens and outdoor areas. The Valley is positioned southeast of central Dubai at the meeting point of two arterial roads: E66 Dubai–Al Ain Road and E77 Jebel Ali–Lehbab Road. This location provides road connections towards central Dubai as well as the south and east of the city. The community’s layout combines residential neighbourhoods with dedicated retail, recreation and family-oriented public facilities.
Community retail and dining facilities
The Valley masterplan includes a Town Centre covering 32,000 square metres. This precinct is planned with indoor and outdoor retail space, a farmers’ market, cafés and restaurants. The Town Centre forms part of the community’s central amenity offering, alongside public open spaces and pedestrian routes within the neighbourhoods. Retail and dining are therefore incorporated into the wider masterplan rather than limited to off-site destinations. Eden functions as the central district of The Valley, grouping low-rise villa clusters with garden views, while the Town Centre adds a dedicated setting for shops, food outlets and market space. These facilities sit within a community designed around landscaped areas and a network of residential neighbourhoods.
Sports, play and outdoor leisure
The Sports Village at The Valley extends across 20,000 square metres and includes courts, playgrounds, outdoor gym areas, and running and cycling tracks. Kids’ Dale is a 10,000-square-metre children’s area with themed play equipment, rock climbing and an amphitheatre. The masterplan also includes the Pavilion, an oasis garden of 33,000 square metres with an observation tower and maze. Golden Beach covers 30,000 square metres and is planned with water play and food-and-beverage outlets. Together with landscaped public open spaces, these precincts provide dedicated areas for sport, children’s activities, walking, cycling and leisure within The Valley. The amenity mix is distributed across community-scale facilities rather than being confined to a single recreation area.
Road links and Dubai destinations
The Valley’s position at the E66 and E77 junction makes private vehicles and taxis the practical transport options for most journeys. Downtown Dubai is 27.4 km away and The Dubai Mall is 27.1 km away. Dubai International Airport is 28.4 km from The Valley, while Al Maktoum International Airport is 31.9 km away. Mall of the Emirates is 28.0 km away. Dubai Marina is 32.3 km from the community, JBR Beach is 33.0 km away and Palm Jumeirah is 33.5 km away. The nearest Dubai Metro station on the Red Line is 25.3 km away. Travel times by road depend on traffic and the time of day.
Phase Two within the community
Emaar has announced Phase Two at The Valley with more than 4,500 residential units. The Valley contains several named sub-communities and clusters, including Rivera at The Valley, Farm Grove, Kaia at The Valley, Elea at The Valley, Farm Grove 2 and Alva at The Valley. Earlier residential offerings in Eden comprise low-density villas, mainly with three and four bedrooms. These homes have been presented in architectural collections including May Bell, Iris and Spruce. May Bell follows a purist, minimal style, Iris has a sleek and light character, and Spruce uses warmer earthy tones. The broader community plan centres on low-rise residential neighbourhoods, garden views and public amenity areas.
Emaar Properties
Emaar Properties is the developer behind The Valley’s masterplan and initial phases. The company’s plan for The Valley brings together residential neighbourhoods, a central district at Eden, retail and dining facilities at the Town Centre, sports facilities, children’s play areas and landscaped public spaces. The community is designed as a suburban residential setting with highway access through the E66 Dubai–Al Ain Road and E77 Jebel Ali–Lehbab Road. Its masterplan includes the Sports Village, Kids’ Dale, the Pavilion and Golden Beach, in addition to the Town Centre. Velora at The Valley Phase 2 is part of this wider Emaar Properties community.
