A personal assistant robot is included with every apartment. Sky pools are specified across all apartments, including the one-, two- and three-bedroom layouts. The penthouse selection comprises four-bedroom and five-bedroom duplex homes, adding larger configurations to the 68-unit collection. The available accommodation range therefore extends from one-bedroom apartments to five-bedroom duplex penthouses within one building.

Wellness, leisure and social spaces

The ground-floor amenity programme includes a grand arrival lobby with concierge service, an executive business lounge and a cigar lounge. Wellness facilities include separate men’s and women’s hamams, Roman bath suites, private spa suites, massage rooms, a sauna, steam room and recovery lounges. Residents also have an infinity pool with cabanas, a children’s water play zone, a poolside bar and sunken conversation pits. An outdoor yoga deck sits within a green canopy, while the leisure offering also includes a private cinema, an interactive game zone and a fitness pavilion. These facilities are distributed across the project’s ground, mezzanine, first-floor and rooftop amenity areas.

Rooftop facilities

The rooftop at Arya Residences is called The Eleventh Sky. Its facilities include a horizon-edge infinity pool with private cabanas and a sunken bar suspended over water. The rooftop programme also provides a bar, al fresco social lounges and plunge pools with lounging enclaves. Lower levels add further spaces for relaxation and recreation, including the main infinity pool, private spa suites and a fitness pavilion. The amenity collection combines water-focused facilities with indoor social areas such as the executive business lounge, cigar lounge, private cinema and interactive game zone. The building’s arrival area includes a concierge within the grand lobby.

Price, payment plan and handover

Prices at Arya Residences start from AED 1.9 million. The payment plan is structured as 60/40, beginning with a 10% down payment on booking. A further 50% is payable during construction in instalments, followed by 40% on handover. Handover is scheduled for Q4 2027, corresponding with a project completion date of 31 December 2027.
