A low-rise coastal residential building
Vestoria Bay is planned as a ground floor building with two podium levels, eight residential floors and a roof level. The building is positioned on a corner plot within Dubai Islands and has a low-rise format. Its exterior design uses curved forms described as recalling sea waves, with golden-toned materials and a glass façade. Landscaped areas are planned around the building, while the residential floors sit above a landscaped podium terrace. The podium levels are intended to accommodate amenities and parking. The project has 63 units in total, forming a comparatively limited collection within the wider Dubai Islands masterplan.
Homes and interior planning
The project includes one-, two-, three- and four-bedroom apartments, as well as townhouses and penthouses. Homes are planned with open layouts and cross ventilation. Large window panels lead to balconies, and bedrooms are designed with large windows. Living areas include a furnished living space, dining setup and open modern kitchen. Interior finishes use soft pastel tones, with finishes planned across floors, walls and ceilings. One available one-bedroom apartment has two bathrooms and an area of 765 square feet. This home is priced at AED 1.4 million.
Podium amenities and outdoor setting
Vestoria Bay places its amenity areas across the ground and podium levels, with the residential floors raised above the landscaped podium terrace. The setting combines the building’s planted surroundings with Dubai Islands’ waterfront masterplan. Dubai Islands includes public beaches, parks, a marina network, hotels, resorts and residential neighbourhoods. The wider destination provides for nearly two square kilometres of parks and open areas. Several Nakheel beaches have Blue Flag accreditation. The masterplan also includes 37 hotels and resorts, while RIU and Centara resorts are already open from an earlier phase of the destination.

Vestoria Bay is located at Dubai Islands, a five-island destination on Dubai’s northern coastline. The islands are Marina Island, Central Island, Shore Island, Golf Island and Elite Island. Central Island is designed around Deira Mall and The Night Market, a leisure quay planned with more than 5,300 shops and 100 quayside cafés and restaurants. The broader masterplan combines residential buildings and waterfront villas with hospitality, marina and public-realm components. Nakheel Marinas Dubai Islands launched in May 2023. It has 248 wet berths for vessels up to 47 metres, 40 dry berths for trailers up to 20 metres, and capacity for up to 13 superyachts at one time.
Road access and nearby destinations

Road and bridge works form part of the area’s development, including a proposed 1,425-metre, eight-lane bridge to Bur Dubai and a 1.4 km bridge announced under the Shindagha Corridor Project.
Payment plan and completion schedule
The payment plan requires a 10% down payment on the booking date. A further 50% is payable during construction through instalments, and the final 40% is payable on handover at 100% completion.
