Arka Enclave Residences is a 140-unit residential development on Dubai Islands by Manodev Development, developed with Atmosphere Living. The project and residential concept

Arka Enclave Residences is planned as a retail and residential building with a ground floor, two podium levels, 10 residential floors and a roof level. The development is described as a 14-storey residence and brings together 140 homes on Dubai Islands. Its residential concept draws on Maldivian-inspired design, with natural textures and open, light-filled layouts. ZNera Space Architects is named as the architect for the branded residences. The project is being delivered by Manodev Development with Atmosphere Living, which is associated with the residence’s hospitality and concierge offering. The combination of residences, leisure facilities and resident services forms the project’s on-site programme.

Apartment collection and pricing

The home collection comprises one-bedroom, two-bedroom and three-bedroom residences, with three-bedroom penthouses also included in the project. Apartment sizes are stated from 818 to 2,159 square feet across the one- to three-bedroom range. Prices start from AED 1.75 million for one-bedroom homes. Two-bedroom apartments are stated at AED 2.32 million to AED 2.85 million, while three-bedroom residences start from AED 4.5 million. Layouts are described with open planning, floor-to-ceiling windows and natural finishes. The project is designated as freehold, allowing buyers of all nationalities to own property in the development.

Pools, fitness and leisure amenities

Arka Enclave Residences includes several water-focused facilities: a lagoon pool, dedicated kids’ pool, rooftop pool and infinity pool. The leisure programme also includes an outdoor cinema, a cinema, a residents’ clubhouse, a games lounge and a bar lounge. The games lounge is planned with a pool table, foosball table, air hockey table and darts. For fitness and recreation, the development lists a gym, Technogym Fitness Studio, fitness studio, indoor yoga studio, outdoor yoga deck, jogging track, padel court, multipurpose court and golf simulator. There are indoor and outdoor play areas for children, along with a private massage suite, outdoor barbecue area, rooftop marina lounge and landscaped gardens.

Resident services and shared spaces

Concierge services and valet parking are included within the project’s service offering. Atmosphere Living is associated with bespoke hospitality services that include daily concierge, in-residence butler service, private chefs, chauffeurs and housekeeping. These services are presented as à la carte offerings. Executive support services are also listed, covering printing, courier handling, secretarial assistance and mail management. Within the common areas, the residents’ clubhouse, lounge spaces, rooftop marina lounge and bar lounge provide dedicated settings beyond the apartments. The amenity programme combines these shared spaces with the pools, fitness facilities, courts and family-focused play areas available within the development.

Dubai Islands setting

Arka Enclave Residences is located on Dubai Islands, a five-island masterplan on Dubai’s northern coastline. The islands include Marina Island, Central Island, Shore Island, Golf Island and Elite Island, with residential, hospitality, marina and public-realm components across the wider masterplan. Dubai Islands is connected to mainland Dubai by a dedicated bridge. The area includes Nakheel Marinas Dubai Islands, which has 248 wet berths for vessels up to 47 metres, 40 dry berths for trailers up to 20 metres, and capacity for up to 13 super yachts simultaneously. The masterplan also includes beaches, parks, resorts, waterfront homes and marina facilities.

Places identified near the development

Dubai Islands Mall, marinas, a nine-hole golf course and an 18-hole golf course are each identified as two minutes from Arka Enclave Residences. White-sand beaches and Jumeirah Beach are listed at eight minutes, as are Sheikh Zayed Road, the Metro Station and Dubai International Airport. Downtown Dubai is listed at four minutes, Dubai Mall at 13 minutes, Waterfront Market at 12 minutes and Dubai International Financial Centre at 15 minutes. These destinations place retail, golf, beach and business locations within the project’s stated surrounding area. The development’s Dubai Islands address also places it within a wider island setting of marina, resort and waterfront components.

Payment plan and completion

The payment plan is structured as 40/60: 20% is due on booking, 20% during construction and 60% upon handover. The project’s planned handover is in Q4 2027, with the recorded completion date set as 31 December 2027. Construction commenced on 1 October 2025. Arka Enclave Residences is currently active and has a recorded completion ratio of 2%.
