Dubai Land Department records for this building: closed transaction prices, not asking prices or estimates. Figures are medians, so a single expensive sale does not move them.
The yearly figure compares the last 12 months with the 12 before them: calendar years would not work, the current one is unfinished. The district moved +5% over the same period, so the building grew faster.
| Type | Size, m² | Price, AED | Per m² | Deals |
|---|---|---|---|---|
| Studio | 37 | 520 888 | 14 078 | 15 |
| 1 bedroom | 59 | 750 888 | 12 727 | 111 |
| 2 bedrooms | 100 | 1 130 000 | 11 300 | 167 |
| 3 bedrooms | 216 | 2 150 888 | 9 958 | 39 |
Median across all recorded deals in this building. Rows with fewer than five deals are omitted: there is nothing to average there.
From 2023 to 2025 — +19% on the price per square metre in this building. The district moved +28% over the same period, so the building lagged the market.
Top to bottom: purchase price per m², year, annual rent per m², gross yield.
All figures are medians. Years with fewer than eight deals are skipped; rent is shown where there are at least twenty contracts. The yield is gross — service charges are not published in the register.
* 2026 is still in progress and its bar covers part of the year. The growth figure above uses completed years.

Holland Gardens is a G+6 residential and retail development in Town Square Dubai by Nshama. The 228-unit project includes studios and one-, two- and three-bedroom apartments, with retail and food-and-beverage outlets at ground level. It is finished, with 100% completion recorded on 30 September 2025 and handover scheduled for Q4 2025.
Holland Gardens is a single-building development with six residential floors above the ground level, where retail space is incorporated. The exterior combines warm cladding finishes with textured stucco, following a contemporary design approach. Its apartments are arranged around a landscaped courtyard with a swimming pool, deck and children’s play areas. The entrance includes an airy lobby, while the courtyard provides the project’s principal outdoor communal setting. Living and dining areas are designed for natural light, and the apartments are positioned to connect with the surrounding Town Square landscape. The project forms part of Town Square Dubai, a community by Nshama with apartment buildings, townhouses, parkland, trails, sports facilities and retail provision.
The available configurations comprise studios and one-, two- and three-bedroom apartments. A Type A studio has a total built-up area of 402.25 sq ft, including a 323.02 sq ft suite area and a 79.22 sq ft balcony. Bedrooms have glazed porcelain flooring and built-in wardrobes, and master bedrooms include an en-suite bathroom. Kitchens include appliances, storage, stain-proof preparation counters, overhead cabinets and glazed porcelain tile flooring.
The landscaped courtyard at Holland Gardens contains a swimming pool, a spacious deck and children’s play areas. The development also includes a gym, jogging trails, cycle lanes, open lawns, retail outlets, food-and-beverage outlets and open-air cafés. Retail and food-and-beverage outlets are located on the ground floor. The children’s facilities include interactive play areas within the courtyard. These amenities sit alongside the wider Town Square Dubai facilities, where the community has green areas, a central park, sports facilities and retail provision. The project’s ground-floor commercial element places everyday retail and dining space within the building, while the pool, deck, gym and courtyard facilities form its on-site leisure offering.
Town Square Dubai includes 260,000 sq m of green area and a 50,000 sq m Town Square Park. The community has a 10 km green and jogging trail, a 13 km cycling trail and an 8,000 sq m sports area. More than 500 retail outlets are identified within the community. Town Square Park has open lawns, interactive children’s play areas, open-air cafés, retail outlets and jogging trails. The community’s facilities also include cafés, restaurants, convenience retail and cycle lanes. Holland Gardens is located within this wider setting, with its own landscaped courtyard, pool, gym and ground-floor retail and dining outlets adding to the facilities provided across Town Square Dubai.

This is a 50/50 structure, with half of the purchase price due before handover and the other half due at handover. The project reached 100% completion on 30 September 2025 and is recorded as finished. Handover is scheduled for Q4 2025. Holland Gardens has 228 units in total, within one G+6 residential and retail building. Buyers can select from studio, one-bedroom, two-bedroom and three-bedroom apartment configurations.
Nshama is the developer of Holland Gardens and the developer of Town Square Dubai. The community was launched in 2015 and covers 750 acres. Its masterplan combines townhouses, apartment buildings and a retail precinct, with Town Square Park as a central feature. Holland Gardens is one of the residential developments within the community and follows its focus on landscaped green space, outdoor facilities, retail and dining. The building’s landscaped courtyard, pool, gym, ground-floor commercial outlets and access to community trails and parkland place it within the broader Town Square Dubai residential environment.
