The project

Liva Apartments forms part of Town Square Dubai, a masterplanned residential community developed by Nshama. The project consists of one building configured as ground floor, podium, 10 residential floors and a roof level, combining residential space with retail. Its construction includes a concrete structure, blockwork, and internal and external finishes. Liva contains 484 units. The project started on 28 February 2023 and is finished, with a completion date of 30 September 2025. Within the building, the residential concept includes shared spaces intended for working, relaxing and socialising, alongside a café, lounge spaces, entertainment areas, co-working spaces and private working pods.

Studios and one-bedroom apartments

Liva offers studios and one-bedroom apartments. Studio type ST-A has suite areas from 345.95 to 353.27 sq ft. Studio type ST-B has suite areas from 346.27 to 349.07 sq ft, with terraces from 182.99 to 184.82 sq ft; its saleable area ranges from 529.26 to 533.89 sq ft. One-bedroom type 1-A has suite areas from 451.01 to 461.23 sq ft, terraces from 27.13 to 28.09 sq ft, and saleable areas from 478.89 to 488.36 sq ft. One-bedroom type 1-B has suite areas from 448.85 to 451.22 sq ft, terraces from 241.65 to 343.26 sq ft, and saleable areas from 690.50 to 794.48 sq ft.

Apartments are designed with full-height windows, fully fitted kitchens and built-in wardrobes. The interiors use neutral warm-tone finishes and wood accents. Bedrooms are en-suite in style, while bathrooms include vanity countertops, mirror cabinets and mood lighting. Residents have access to a swimming pool with lounges, a gym, barbecue areas, a café, co-working spaces, private working pods, lounge spaces and entertainment areas. The building also provides 24-hour security. These facilities bring workspaces, social areas and recreation into the development alongside the individual studio and one-bedroom layouts.
