Alton is a 149-unit residential apartment project by Nshama in Town Square, Dubai. The development offers one-, two- and three-bedroom apartments at the top of Town Square Park, with views towards the central boulevard and parkland. It is active, with recorded construction completion of 4%, and completion is scheduled for Q2 2028.

The project and its design

Alton comprises one residential apartment building with ground-floor retail. The building configuration includes basement, ground, podium and 17 upper floors, with parking in the basement and podium levels. Its contemporary exterior is defined by clean lines, a warm earth-toned façade and floor-to-ceiling windows. The project is positioned at the top of Town Square Park, looking across the community’s central boulevard and parkland. The residences are designed with extended balconies and large windows that open the living spaces to park, boulevard and community views. The development has 149 apartments in total, forming a single building within Town Square.

Apartment collection and interiors

The collection at Alton consists of one-, two- and three-bedroom apartments. Bedrooms have porcelain flooring and built-in wardrobes. Master suites include en-suite bathrooms. The interior approach combines floor-to-ceiling windows with dining and living areas designed to receive natural light. Apartment layouts are supported by views towards the central boulevard and surrounding parkland. Alton’s residential offering is limited to apartments, while retail space is planned at ground level within the building. The current starting price for the project is AED 1,185,000.

Amenities at Alton

Alton provides a swimming pool, gym, children’s play areas, a BBQ area, rooftop terrace and pet washroom. Residents also have access to the main park. These facilities sit alongside the wider Town Square setting, which includes Town Square Park, cycling trails, a running track and sports arenas. Town Square Park covers 50,000 square metres. The community also includes 13 kilometres of cycling trails, a 10-kilometre running track, 8,000 square metres of sports arenas and 260,000 square metres of greenery. More than 250 retail outlets are included within Town Square.

Town Square is a masterplanned residential community developed by Nshama, with apartment buildings, townhouse communities, retail and public open space arranged around its central park. Alton is located 0.3 kilometres from Town Square Park. Mudon Central Park is 2.9 kilometres away, while Damac Hills Park is 3.3 kilometres away. Global Village is 7.0 kilometres from Alton, Dubai Miracle Garden is 7.3 kilometres away and IMG Worlds of Adventure is 8.8 kilometres away. Access and community destinations

Town Square has road access through an exit connecting the community to E611, also known as Emirates Road. Alton’s listed travel times include 20 minutes to Dubai Hills Mall, 24 minutes to DWC Airport, 25 minutes to District 2020, 28 minutes to Burj Al Arab and 29 minutes to Dubai Mall. Within the community, Town Square combines residential areas with retail and food-and-beverage outlets. The park, cycling trails, running track and sports arenas form part of the community facilities available in the Town Square setting. Alton’s placement beside the main park gives it access to this central green space as well as views across the boulevard and parkland.

Payment plan and completion

Alton is offered on a 50/50 payment plan. A 10% down payment is due on booking, followed by 40% during construction across the first to fourth instalments. The remaining 50% is due on handover at 100% completion. Construction started on 1 November 2025. Recorded progress is 4%, based on an inspection dated 16 February 2026. The scheduled completion date is 31 May 2028, which falls in Q2 2028. The project is registered as active and contains 149 units.

The developer

Alton is developed by Nshama, the developer of Town Square. The company launched Town Square in 2015 as a mixed-use residential community with townhouses, apartment blocks, retail and public open space. Town Square Park is the community’s central feature, with landscaped public spaces and family-oriented installations. Alton adds a single 149-unit apartment building to this community. Its location at the top of Town Square Park connects the building directly to the main park and places the central boulevard and parkland within its outlook.
