Skyscape Aura is a new-launch residential apartment tower by Sobha Group in Sobha Hartland 2, Dubai. The 45-storey development contains 453 residences, with one- to three-bedroom configurations and selected 1.5- and 2.5-bedroom layouts. Handover is scheduled for Q4 2028.

The project and its architecture

Skyscape Aura is planned as a 45-storey residential tower within Sobha Hartland 2. The development comprises 453 apartments and is positioned within a waterfront setting with views described across the Dubai skyline, lagoon and surrounding greenery. Its residential collection is arranged across one-, 1.5-, two-, 2.5- and three-bedroom configurations. The apartments are designed with open-plan living, dining and kitchen areas, while floor-to-ceiling windows bring natural light into the interiors. Residences include balconies and powder rooms. Selected homes include an office, staff room and additional storage. Premium materials and finishes are specified throughout the apartments, with layouts designed to connect the principal living spaces.

Apartment types and sizes

The apartment range at Skyscape Aura extends from one to three bedrooms, including intermediate 1.5-bedroom and 2.5-bedroom options. Available residence sizes range from 743 sq ft to 1,582 sq ft. Each apartment is specified with a balcony and a powder room, alongside open-plan living, dining and kitchen areas. Floor-to-ceiling windows are a central interior feature and are intended to open the homes towards skyline, lagoon and green landscape views. The larger and selected configurations may incorporate further functional spaces, including offices, staff rooms and storage areas. This creates a range that spans conventional one-, two- and three-bedroom apartments as well as layouts with additional rooms or flexible internal space.

Amenities and recreational spaces

The planned amenity offering includes an infinity pool, swimming pool, Jacuzzi, sauna and steam room. Fitness facilities comprise indoor and outdoor gyms, a yoga and meditation area, a sports court, jogging track and walking paths. Residents are also set to have access to landscaped gardens, a central park, barbecue areas and a private lagoon beach. Family and leisure facilities include a children’s play area, games room, music room and reading room. The central park forms a shared landscaped setting within the development, while the lagoon beach provides a waterside facility. The amenity programme combines spaces for swimming, exercise, outdoor activity, reading, music and social gatherings.

Sobha Hartland 2 location

Skyscape Aura is located in Sobha Hartland 2 in Dubai. Ras Al Khor Wildlife Sanctuary is 2.0 km from the project, while Riviera East Park is 1.8 km away and Hartland Greens East Park is 2.0 km away. Sobha Hartland Estates Park is at a distance of 2.2 km. The Track Meydan Golf is 2.1 km away, with Al Badia Golf Club at 5.9 km and Dubai Creek Golf & Yacht Club at 8.1 km. Kidzania is 5.6 km from Skyscape Aura, and PVRK is 5.7 km away. Burj Khalifa and The Dubai Mall are each listed at 15 minutes, while Business Bay and Dubai International Airport are listed at 12 minutes.

Payment plan, price and handover

Apartments at Skyscape Aura start from AED 1,780,000. The published payment structure identifies a 20% down payment due on booking, followed by 40% during construction across the first to eighth instalments. A further 20% is due on handover at 100% completion. The payment-plan header is 60/40. Skyscape Aura is currently identified as a new launch, and its scheduled handover is Q4 2028. The project therefore combines a booking-stage payment, construction-stage instalments and a handover-stage payment within its advertised structure. Buyers can assess the stated starting price alongside the available apartment configurations, which range from one to three bedrooms and include 1.5- and 2.5-bedroom layouts.
