Skyvue Stellar is an apartment development by Sobha Group in Sobha Hartland 2, within Mohammed Bin Rashid City, Dubai. The 77-storey tower is the tallest in the Skyvue collection and is planned with retail and residential space. A 77-storey addition to the Skyvue collection

Skyvue Stellar is planned as a 77-storey residential tower with a proposed ground level, six podium levels, 74 floors and a roof. The development combines retail and residential uses and forms part of the Skyvue collection in Sobha Hartland 2. Its triangular form is designed to create dual-aspect layouts for selected apartments. Floor-to-ceiling windows are planned throughout the residences, with views towards Downtown Dubai and the Ras Al Khor Wildlife Sanctuary. The tower is described as the tallest in the Skyvue collection. The wider Sobha Hartland 2 setting includes high-rise clusters, waterfront areas, landscaped spaces and a villa precinct.

Apartment selection and interiors

Skyvue Stellar offers apartments configured from one to 3.5 bedrooms. Reported apartment sizes range from 625 to 1,600 sq ft. Residences are planned with generous balconies, floor-to-ceiling windows and, in selected homes, dual-aspect outlooks. Interiors are specified with high-quality finishes, smart-home integration, built-in appliances, cabinetry and finished surfaces. The project description also identifies imported marble, wood accents and custom interior elements. Views from the tower include Downtown Dubai, the Ras Al Khor Wildlife Sanctuary, lagoon gardens and the surrounding cityscape. The residential offering is arranged within a tower designed to give selected apartments outlooks in two directions.

The amenity programme includes an infinity pool, kids’ pool, Jacuzzi, indoor gym, outdoor gym and outdoor CrossFit area. Residents will also have access to an indoor yoga studio, a yoga and meditation area, a walking and jogging loop, a cycle path, sauna and steam facilities, and a water obstacle course. Social and outdoor facilities include a clubhouse, barbecue area, party terrace, dining area, open picnic lawn, multipurpose hall and community gardens. The development also lists an open-air theatre, open cinema area, indoor movie theatre and open amphitheatre seating. A central water feature and sensory gardens form part of the outdoor setting.

Skyvue Stellar includes dedicated spaces for children, teenagers, recreation, reading, work and creative activities. The planned facilities include a kids’ and toddlers’ zone, kids’ playroom, kids’ games room, teenage space and indoor video game room. Indoor workspaces and co-working spaces are included for residents who require shared work areas. The project also lists a library and reading room, cards room, chess room, carrom room, music room and art room. The Skyvue collection’s Arc of Luxury is planned with dining, an amphitheatre and a changing central water feature. These facilities sit alongside event, games and community spaces within the wider amenity offering.

Sobha Hartland 2 location

Skyvue Stellar is located in Sobha Hartland 2, a masterplanned residential district in Mohammed Bin Rashid City, in the Meydan and Bu Kadra area of Dubai. Sobha Hartland 2 lies east of Sobha Hartland 1 and is planned as a waterfront neighbourhood with lagoons, towers, landscaped areas and villas. The community spans 8 million sq ft and includes an international school, office spaces, a mall, clubhouse and retail options. Ras Al Khor Wildlife Sanctuary is 1.5 km from Skyvue Stellar, while Hartland Greens East Park is 1.3 km away and The Track Meydan Golf is 2.0 km away. Downtown Dubai is listed at 10 minutes, Business Bay at 12 minutes and Dubai International Airport at 12 minutes.

Payment plan and delivery timeline

Homes at Skyvue Stellar have a starting price of AED 1,870,000. The payment structure is a 60/40 plan. A 20% down payment is due on booking, followed by 40% during construction across the first to eighth instalments. The remaining 40% is due on handover, at 100% completion. Handover is scheduled for Q1 2029. The project started on 1 April 2025 and has a scheduled completion date of 31 March 2030. Its current status is active, with a reported completion ratio of 5.11%.
