Why buy near completion
Keys and rental income arrive in months, not in three or four years. Progress is visible: the DLD registry publishes the completion percentage, and it is shown on every project page. A mortgage on under-construction property becomes available from roughly 50% completion. The trade-off: the price is closer to market than at launch, and the payment plan is shorter — most of the instalments fall due before handover.
What to check before buying
A planned date and actual progress are different things. Check the completion percentage in the DLD registry, not the brochure date: schedules can shift, and the sale and purchase agreement (SPA) sets out what happens in that case. Work out the payments left before and after handover, plus the service charge — it drives the net rental yield.

Where do the handover dates come from?
From the DLD registry when the developer has registered a planned date there; otherwise from the developer’s own data. As soon as the registry shows 100% completion or the developer marks the project as completed, it leaves the selection.
When can I rent the apartment out?
After handover and registration of ownership. A long-term tenancy contract is registered in the Ejari system.
Can I buy with a mortgage?
