Ajmal Estate Developers is the developer of Stellar Axis. The project sits in International City 2, a planned extension of International City in the Warsan 4 area of Dubai.

International City 2 setting

International City 2 covers 731 hectares and incorporates the areas commonly known as Phase 2 and Phase 3. It is bounded by Emirates Road to the west, Academic City to the east, Dubai Silicon Oasis to the south and International City 1 to the north. A high-voltage power reservation corridor separates the district from International City 1 along its northern edge. The district is in an early stage of development, with mid- and low-rise residential neighbourhoods, newly released land parcels and a central zone designated for taller towers. Roads and pavements are substantially in place across the area, while public open spaces and landscaping are being established as the masterplan progresses.

Neighbourhood structure and planned uses

The International City 2 masterplan places a central high-rise circle among low- and mid-rise neighbourhoods. International City Phase 3 is focused on mid-rise apartment buildings, while the area rebranded as Greenview was redesigned for townhouses and villas. Private developers acquired land parcels across the district, creating a varied architectural character rather than a uniform building style. The masterplan includes a District Centre with mid-rise offices, retail buildings and active street frontages. The Ramblas is planned as a pedestrianised spine with mixed-use buildings, ground-floor retail and residential or office space above. Residential clusters are planned with shops, health services, offices and food-and-beverage outlets, alongside district parks, community parks, playgrounds, plazas, schools and nurseries.

Road access and travel times

International City 2 is positioned between Emirates Road, Academic City, Dubai Silicon Oasis and International City 1. Typical driving times from the district are 21 minutes to Dubai Mall, 31 minutes to Palm Jumeirah, 29 minutes to Burj Al Arab, 34 minutes to The Walk at JBR, 15 minutes to Dubai International Airport and 38 minutes to Al Maktoum International Airport. The nearest Dubai Metro station is on the Red Line, 9,071 metres from the district. A Blue Line metro route and station are planned for the corridor between Phase 2 and Phase 3. Dubai Silicon Oasis is immediately adjacent to the district, although there is currently no direct transport connection between the two areas.

Infrastructure and local development

International City 2 forms part of Nakheel’s International City programme. Infrastructure works in the district include roads, district cooling, power and communications networks, water distribution, sewerage, fire services and irrigation. Basic infrastructure is in place, with a small number of grocery and retail outlets operating in the area. The district’s public realm is being delivered in stages, including open-space areas, community facilities and landscaped elements. On-street parking is common on sand curbs and undeveloped plots between buildings. The wider area includes private residential projects such as Zyra Hills, Sports View Residence, 4B Living, Moonsa Residences 2, Moonsa Residences, Elevia Residences 3, Elevia Residences and Dar Al Aiham One.
