A power-reservation corridor separates it from International City 1 along its northern edge. Along the eastern boundary, frontage to Academic City Road is separated from the site by an easement reserved for a potential Dubai–Sharjah gas pipeline. The area covers 731 hectares and brings together residential neighbourhoods, a district centre, retail-oriented streets and planned open-space areas.
Road access and travel times
Typical driving times from International City 2 are 21 minutes to Dubai Mall, 31 minutes to Palm Jumeirah, 29 minutes to Burj Al Arab, 34 minutes to The Walk at JBR and 15 minutes to Dubai International Airport. Al Maktoum International Airport is reached in 38 minutes by car. The nearest Dubai Metro station is on the Red Line, 9,071 metres from the district. A Blue Line metro route and station are planned for the corridor between Phase 2 and Phase 3. There is currently no direct transport connection to Dubai Silicon Oasis despite its immediate proximity to the district.
District plan and built environment
The International City 2 masterplan places taller towers in a central circular area, with low- and mid-rise apartment buildings across the remaining residential areas. The district is divided into five character zones: District Centre, The Ramblas, Residential Clusters, Open Space areas and International City Phase 3. District Centre is planned as a mixed-use area with mid-rise offices, retail buildings and active street frontages. The Ramblas is a pedestrianised spine with mixed-use buildings, ground-floor retail and residential or office space above. Residential Clusters are planned with shops, health services, offices and food-and-beverage outlets.
Infrastructure and public realm
Roads and pavements are substantially in place across International City 2, with pavements installed along most streets. Landscaping and planted greenery remain limited while public open spaces are being established as part of the staged masterplan. The district’s open-space areas include district parks, community parks, playgrounds, plazas and educational precincts for schools and nurseries. An AED 250 million infrastructure contract covers road construction, district cooling, power and communications networks, water distribution, sewerage, fire services and irrigation. The planned works programme runs for 11 months.
