Nest is a residential project by Andi Real Estate Development in International City 2, within Dubai’s Warsan Fourth area. The development comprises 112 units in a G+1 podium+6 typical-floor+roof residence building. It is active, with construction completion recorded at 0.79% and completion scheduled for 1 April 2027.
Nest is planned as a single residence building in International City 2. Its recorded configuration is ground floor, one podium level, six typical floors and a roof level, giving the project a mid-rise residential form. The project has a total area of 8,106.94 square metres and 112 units. Construction began on 18 September 2025. The project sits in Warsan Fourth, the area that contains International City 2, a planned extension of Nakheel’s International City programme. International City 2 covers 731 hectares and includes areas commonly known as Phase 2 and Phase 3. The wider district is being developed through a mix of private residential projects, released land parcels and planned infrastructure works.
International City 2 has a masterplan structured around a central high-rise circle, with low- and mid-rise residential neighbourhoods around it. Nest is positioned within this broader residential setting in Warsan Fourth. The district is bounded by Emirates Road to the west, Academic City to the east, Dubai Silicon Oasis to the south and International City 1 to the north. International City 1 is separated from the district along its northern edge by a DEWA high-voltage power reservation corridor. The eastern edge fronts Academic City Road, with an easement reserved for a potential Dubai–Sharjah gas pipeline between the road and the site. Roads and pavements are substantially in place across International City 2, while public open spaces and landscaping are being delivered in stages.
The International City 2 masterplan divides the area into five character zones. District Centre is planned as a mixed-use area with mid-rise offices, retail buildings and active street frontages. The Ramblas is planned as a pedestrianised spine with mixed-use buildings, ground-floor retail, and residential or office space above. Residential Clusters are intended to include homes alongside shops, health services, offices and food-and-beverage outlets. Open Space areas include district parks, community parks, playgrounds and plazas, together with educational precincts for schools and nurseries. International City Phase 3 is centred on mid-rise apartment blocks. Nest forms part of a district where private developers have delivered varied architectural approaches rather than a single uniform building style.
International City 2 is bordered by Emirates Road, providing a principal road connection for the district. Typical driving times listed from the area include 21 minutes to Dubai Mall, 31 minutes to Palm Jumeirah, 29 minutes to Burj Al Arab and 34 minutes to The Walk, JBR. Dubai International Airport is listed at 15 minutes by road, while Al Maktoum International Airport is listed at 38 minutes. Dubai Silicon Oasis lies immediately south of International City 2, although there is currently no direct transport connection between the two areas. Public transport access is currently limited. The nearest Dubai Metro station is on the Red Line, at a distance of 9,071 metres from the site. A Blue Line metro route and station are planned for the corridor between Phase 2 and Phase 3.
Nest is recorded as active. Its completion ratio is 0.79%, based on an inspection dated 14 May 2026. The scheduled completion date is 1 April 2027. The project start date is 18 September 2025. These milestones place Nest within an area undergoing staged development of homes, utilities, roads and public-realm elements. An AED 250 million infrastructure contract for International City 2 includes road construction, district cooling, power and communications networks, water distribution, sewerage, fire services and irrigation. The works programme also covers the infrastructure that supports the district’s planned residential, mixed-use and open-space zones.
Nest is developed by Andi Real Estate Development. The project is one of the residential developments within International City 2, where land parcels have been made available to private developers. Other private projects in the district include Zyra Hills, Sports View Residence, 4B Living, Moonsa Residences 2, Moonsa Residences, Elevia Residences 3, Elevia Residences and Dar Al Aiham One. International City 2 combines the Greenview area, which was redesigned for townhouses and villas, with Phase 3, which is associated primarily with mid-rise apartment buildings. The district’s phased development has resulted in a mix of built residential buildings, developing plots and expanding infrastructure.
