International City 2 setting
International City 2 is a planned extension of International City in Dubai’s Warsan 4 area. It covers 731 hectares and incorporates the areas commonly known as Phase 2 and Phase 3. Emirates Road forms its western boundary, while Academic City lies to the east, Dubai Silicon Oasis is to the south and International City 1 is to the north. The masterplan places taller towers within a central circular area, with low- and mid-rise residential neighbourhoods across the remaining land. International City Phase 3 is centred on mid-rise apartment buildings, while the area rebranded as Greenview was redesigned for townhouse and villa parcels.
District structure and planned uses
The International City 2 masterplan is organised into five character zones. District Centre is planned as a mixed-use area of mid-rise offices, retail buildings and active street frontages. The Ramblas is planned as a pedestrianised spine with mixed-use buildings, ground-floor retail and residential or office space above. Residential Clusters are intended to include housing alongside shops, health services, offices and food-and-beverage outlets. Open Space areas include district parks, community parks, playgrounds, plazas and educational precincts for schools and nurseries. Private developers own many of the land parcels, creating a varied architectural character across the district.
Roads, infrastructure and public realm
Roads and pavements are substantially in place across International City 2, with pavements installed along most streets. Landscaping and planted greenery remain limited, while public open spaces are being established as the masterplan progresses. Basic infrastructure is in place, alongside a small number of operating grocery and retail outlets. An AED 250 million infrastructure programme covers road construction, district cooling, power and communications networks, water distribution, sewerage, fire services and irrigation. On-street parking is common on sand curbs and undeveloped plots between completed buildings. The district is being developed in stages, with land parcels released to private developers.
Travel connections
International City 2 is bounded by Emirates Road on its western side and Academic City Road along its eastern side. The nearest Dubai Metro station is on the Red Line, 9,071 metres from the district. A Blue Line route and station are planned for the corridor between Phase 2 and Phase 3.
