Equiti Tower in International City 2

Equiti Tower is located in International City 2, a district that forms part of Nakheel’s International City programme. The district combines areas commonly known as Phase 2 and Phase 3 and is planned as an extension of International City within Warsan 4. Its masterplan provides for a central high-rise circle, with lower- and mid-rise residential neighbourhoods arranged beyond this core. Land parcels in the district have been made available to private developers, resulting in a varied built environment rather than a single architectural format. International City 2 includes newly released parcels as well as residential development at different stages of delivery.

District layout and character zones

International City 2 is organised into five character zones with separate roles in the wider neighbourhood. District Centre is designated as a mixed-use area of mid-rise offices, retail buildings and active street frontages. The Ramblas is planned as a pedestrianised spine with mixed-use buildings, ground-floor retail and residential or office space above. Residential Clusters are intended to include housing alongside shops, health services, offices and food-and-beverage outlets. Open Space areas are allocated for district parks, community parks, playgrounds, plazas, schools and nurseries. International City Phase 3 is a residential sector centred on mid-rise apartment blocks.

Warsan 4 setting

International City 2 occupies land within Warsan 4. Emirates Road forms its western boundary, while Academic City lies to the east and Dubai Silicon Oasis to the south. International City 1 is to the north, separated from the district by a DEWA high-voltage power reservation corridor. The eastern edge faces Academic City Road, with an easement reserved for a potential Dubai–Sharjah gas pipeline between the road and the site. The district’s central circular area is allocated to taller towers, while much of the remaining masterplan is intended for low- and mid-rise apartment buildings.

Infrastructure and public realm

Roads and pavements are substantially in place across International City 2, with pavements installed along most streets. Landscaping and planted greenery remain limited, while public open spaces are being established through the staged masterplan. On-street parking is common on sand curbs and undeveloped plots between buildings. The neighbourhood has basic infrastructure and a small number of grocery and retail outlets in operation. An AED 250 million infrastructure contract covers road construction, district cooling, power and communications networks, water distribution, sewerage, fire services and irrigation. The works programme is scheduled for 11 months.
