Data from the Dubai Land Department project registry.
Dubai Land Department records for this building: closed transaction prices, not asking prices or estimates. Figures are medians, so a single expensive sale does not move them.
The yearly figure compares the last 12 months with the 12 before them: calendar years would not work, the current one is unfinished. The district moved +1% over the same period, so the building grew faster.

Coventry 2 is a project by G F S Real Estate Development in International City 2, within Dubai’s Warsan 4 area. International City 2 is a planned extension of Nakheel’s International City programme, covering 731 hectares and combining the areas commonly known as Phase 2 and Phase 3.
Coventry 2 is located in International City 2, a district within Warsan 4. The district forms part of the wider International City programme and is planned as an extension of International City 1. Its masterplan combines a central zone designated for taller towers with surrounding low- and mid-rise neighbourhoods. International City 2 incorporates the areas commonly referred to as Phase 2 and Phase 3. Phase 2 was rebranded as Greenview and redesigned for townhouse and villa development, while Phase 3 is associated primarily with mid-rise apartment buildings. Land parcels in the district were sold to private developers, creating a varied architectural character across the community.
International City 2 is organised into five character zones. The District Centre is planned as a mixed-use area with mid-rise offices, retail buildings and active street frontages. The Ramblas is designed as a pedestrianised spine with mixed-use buildings, ground-floor retail and residential or office space above. Residential Clusters are planned to include housing alongside shops, health services, offices and food-and-beverage outlets. Open Space areas encompass district parks, community parks, playgrounds and plazas, as well as education precincts for schools and nurseries. International City Phase 3 forms a residential sector centred on mid-rise apartment blocks. The central circular part of the masterplan is allocated to taller towers.
International City 2 is bounded by Emirates Road to the west, Academic City to the east, Dubai Silicon Oasis to the south and International City 1 to the north. A DEWA high-voltage power reservation corridor runs along the northern edge and separates the district from International City 1. Along the eastern boundary, the frontage to Academic City Road is separated from the site by an easement reserved for a potential Dubai–Sharjah gas pipeline. The location places International City 2 beside Academic City and Dubai Silicon Oasis, while Emirates Road forms its western boundary.
Typical driving times from International City 2 are 21 minutes to Dubai Mall, 31 minutes to Palm Jumeirah, 29 minutes to Burj Al Arab and 34 minutes to The Walk at JBR. Dubai International Airport is 15 minutes away by car, while Al Maktoum International Airport is 38 minutes away. Emirates Road borders the district to the west. International City 2 does not currently have a direct transport connection to Dubai Silicon Oasis despite the two areas being in immediate proximity. These road connections place the district within the Warsan 4 area, between International City 1, Academic City and Dubai Silicon Oasis.
The nearest Dubai Metro station to International City 2 is on the Red Line and is 9,071 metres from the district. The station is not within walking distance. A Blue Line metro route and station are planned for the corridor originally designed as a green belt between Phase 2 and Phase 3. The planned route would run through the broader International City 2 corridor. Public transport access in the district is currently limited, while the planned Blue Line station forms part of the area’s future transport framework.
Roads and pavements are substantially in place across International City 2, with pavements installed along most streets. Public open spaces are being established in line with the staged masterplan, while landscaping and planted greenery remain limited. On-street parking is common on sand curbs and undeveloped plots between buildings. Basic infrastructure and a small number of grocery and retail outlets are in operation in the district. An AED 250 million infrastructure programme includes road construction, district cooling, power and communications networks, water distribution, sewerage, fire services and irrigation. The works programme is scheduled for 11 months.
Coventry 2 is developed by G F S Real Estate Development. The project is located in International City 2, where private developers have acquired land parcels for a mix of residential development. Other private projects in the district include Zyra Hills, Sports View Residence, 4B Living, Moonsa Residences 2, Moonsa Residences, Elevia Residences 3, Elevia Residences and Dar Al Aiham One. International City 2 includes Greenview townhouse and villa parcels alongside mid-rise apartment neighbourhoods and land allocated to private developers.

The building is still under construction, so it has no RERA-approved budget yet — that comes after handover. The figures below are what already-completed buildings in the area pay.

Median across 23 completed buildings in International City 2 for 2026, from the DLD service charge index (Mollak). This is an area benchmark, not this project’s rate: RERA approves that after handover and it may land either side of the median.
