Our catalogue currently lists 566 Dubai projects with entry prices under AED 1,000,000 (about $272K). This is a live snapshot: the catalogue is built from developer and DLD registry data and rebuilds automatically, so the selection below updates itself. The budget segment is also the city’s highest-yielding: by registered rents and transactions, districts with sub-million apartments (JVC, Arjan, Production City, Dubai South) show median gross 1BR yields of 5.6–6.6% — versus 2.7–5% on the waterfront.
Projects priced from under AED 1M
The full list is in the new projects catalogue with price, district and handover filters. Projects handing over soonest are in off-plan projects completing in 2026–2027.
What “price from” really means
A project’s entry price is usually a studio or a compact 1-bedroom on lower floors. Check three things: the actual unit size (studios from ~30 m²), the service charge (typically AED 12–18 per sq ft a year in budget districts) and the handover date. All three are shown on our project pages — registry data, not brochure claims.
Frequently asked questions
What can you actually buy under AED 1M in 2026?
A studio or 1-bedroom in under-construction projects in JVC, Arjan, Dubailand, Dubai South or Production City; on the resale market — studios in ready buildings in the same districts. In central waterfront areas (Marina, Downtown, Palm) sub-million stock is practically gone.
What yield do these apartments produce?
By the Ejari and DLD registries, median gross 1BR yield in budget districts is 5.6–6.6% a year, slightly higher for studios. The full 46-district table is in our real yields analysis.
Are payment plans available?
Yes — off-plan projects sell with developer payment plans (typically 60/40 or 70/30 to handover). A mortgage on under-construction property becomes possible from ~50% completion; run the numbers in the mortgage calculator.
