About the area

Emaar Beachfront is a waterside sub-community within Dubai Harbour developed by Emaar. It occupies a straight strip of reclaimed land created from the former Dubawi Island and was launched by Emaar Properties in January 2018. The masterplan envisages continuous sandy beaches on both sides of the strip and a high-density residential scheme forming part of the wider Dubai Marina / Palm Jumeirah corridor.

What this place is and where it is

Emaar Beachfront is a purpose-built residential enclave positioned between Palm Jumeirah and Dubai Marina, within the Dubai Harbour area. The original island known as Dubawi Island was reshaped in 2017 into a roughly 1.5 km long strip to accommodate the development. The masterplan includes multiple residential towers aligned along the beachfront and provision for retail amenity as part of the neighbourhood layout.

Development, layout and projects

The masterplan for Emaar Beachfront calls for 27 residential towers on the reclaimed strip, with a planned total of around 10,000 apartments. The concept includes two sandy beaches running the length of the strip and allocations for retail and lifestyle facilities as part of the neighbourhood backbone. Construction and sales activity began after the January 2018 project launch; by September 2020 several projects had been launched as part of the overall scheme.

All figures are medians rather than means: in thin years the mean swings with the mix of units and shows movement the market never had. The yield is gross — service charges are not published in the register, so they cannot be deducted honestly.
