The Bristol Luxury Hotels & Resorts is located at Emaar Beachfront within Dubai Harbour. Emaar Properties is the developer associated with the project. Emaar Beachfront is a waterside residential enclave positioned between Palm Jumeirah and Dubai Marina.

Emaar Beachfront setting

Emaar Beachfront occupies a straight strip of reclaimed land within Dubai Harbour. The site was created from the former Dubawi Island, which was reshaped in 2017 into a strip measuring roughly 1.5 kilometres in length. Emaar Properties launched the Emaar Beachfront development in January 2018. The community sits within the Dubai Marina and Palm Jumeirah corridor, placing The Bristol Luxury Hotels & Resorts in a coastal setting connected with neighbouring waterfront districts. The wider layout is planned as a high-density residential scheme, with multiple towers aligned along the beachfront.

Beachfront masterplan

The Emaar Beachfront masterplan envisages 27 residential towers and a planned total of around 10,000 apartments. Two sandy beaches are planned to run along the length of the reclaimed strip, creating beachfront frontage on both sides of the community. The original plan also includes waterfront promenades, retail amenity and lifestyle facilities as part of the neighbourhood structure. A shopping element of 30,000 square metres was referenced within the masterplan. These features form part of the wider Emaar Beachfront community surrounding The Bristol Luxury Hotels & Resorts.

Position between Palm Jumeirah and Dubai Marina

Emaar Beachfront is positioned between Palm Jumeirah and Dubai Marina. Palm Jumeirah is 1.6 kilometres from the community centre, while Dubai Marina is 2.0 kilometres away. JBR Beach and The Walk are 2.3 kilometres away, placing further beach, dining and leisure destinations within the surrounding coastal corridor. Mall of the Emirates is 6.4 kilometres from Emaar Beachfront. Business Bay is 15.9 kilometres away, while Burj Khalifa and Downtown Dubai are 17.4 kilometres from the community centre. The Dubai Mall is 17.8 kilometres away.

Road and metro access

Road access from Emaar Beachfront connects with nearby coastal districts and central Dubai. The closest Dubai Metro station is Red Line station R35, located 2,054 metres from the centre of Emaar Beachfront. Dubai International Airport is 28.5 kilometres away, and Al Maktoum International Airport is 22.6 kilometres away. DIFC is 19.0 kilometres from the community, while Expo City Dubai is 15.4 kilometres away. Global Village is 17.1 kilometres away. The community’s location places it within Dubai Harbour while retaining road connections to business, retail and airport destinations.

The wider residential community

Construction and sales activity at Emaar Beachfront began after the community launch in January 2018. By September 2020, several projects had been launched within the overall scheme. Early launches included Sunrise Bay, Grand Bleu Tower, Beach Vista, Marina Vista and Beach Isle. Marina Vista comprises two towers, while Beach Isle included a small villa component. The Bristol Luxury Hotels & Resorts forms part of Emaar Beachfront, a community planned around apartment towers, continuous beachfront areas, retail provision and waterfront promenades.

Emaar Properties is the developer associated with The Bristol Luxury Hotels & Resorts. The company launched Emaar Beachfront in January 2018. Emaar Beachfront is a purpose-built residential enclave within Dubai Harbour, developed as a waterfront community between Palm Jumeirah and Dubai Marina. Its masterplan combines residential towers with beaches, promenades and retail provision. The community’s planned scale of 27 residential towers and around 10,000 apartments places the project within a substantial waterfront residential development.
