The Oasis – Address Villas – Tierra is a residential project by Emaar Properties at The Oasis by Emaar in DubaiLand. It sits within a masterplanned community planned around the Oasis River, lakes, water canals, parks and landscaped corridors. The wider community is planned primarily as a low-density residential enclave with detached homes and townhouses.

Address Villas Tierra at The Oasis

The Oasis – Address Villas – Tierra forms part of The Oasis by Emaar, a masterplanned residential community in DubaiLand. Emaar Properties is the developer of the project. The Oasis is planned as a mixed-use residential precinct with a waterside setting, landscaped corridors and a retail component. Its original launch documentation describes a development footprint of more than 100 million square feet. The masterplan is centred on an internal water corridor known as the Oasis River. The community’s residential plan includes townhouses, villas, mansions and super-mansions, placing Address Villas Tierra within a development focused on larger-format homes rather than high-rise residential buildings.

Water and landscaped masterplan

Water features and open space are central elements of The Oasis masterplan. The community allocates 25% of its site to lakes, water canals, parks, running tracks and other landscaped amenity areas. Residences throughout the wider masterplan are positioned along internal waterways and landscaped public spaces. Many planned villas and mansions are designed to face water features, while selected mansion and super-mansion plots are described with direct water access through private jetties. Corner-plot mansions are described as having private islands. These water-facing arrangements belong to the wider The Oasis community plan and form part of its residential and landscape structure.

Residential community scale

The Oasis is planned for roughly 7,000 residences across its wider masterplan. Its stated housing categories comprise townhouses, villas, mansions and super-mansions. The community is presented as a low-density residential enclave, with detached housing forming a substantial part of the planned mix. The masterplan combines private homes with waterways, landscaped public areas and internal amenity spaces. Canals, lakes and parks are included across the development rather than limited to a single landscape feature. Address Villas Tierra is located within this broader DubaiLand community, whose plan also includes named sub-areas such as Mareva and Mareva 2.

Retail and supporting infrastructure

The Oasis masterplan includes a retail component described at 1.5 million square feet, intended for shopping and food-and-beverage uses. Early infrastructure works in the community include a pumping station for irrigation and firefighting, along with external utility connections for potable water, treated sewage effluent and foul sewerage systems. These works support the wider masterplan’s landscaped areas, water features and residential districts. The infrastructure programme was assigned to Wade Adams Contracting for early phases. The community plan combines this servicing infrastructure with parks, running tracks, lakes and canals across the site.
