Villanova is a district of Dubai.
Villanova is a residential district within DubaiLand (Wadi Al Safa 5) positioned as an affordable-housing community. Launched by Dubai Properties in October 2016, the scheme comprises several clusters, most notably Amaranta, La Quinta and La Rosa. The development combines Mediterranean-style cluster houses, standalone villas and apartment blocks arranged around parks, walking and cycling routes and communal courtyards.
Villanova occupies a suburban parcel in DubaiLand. The masterplan describes a neighbourhood made up of smaller clusters of homes and shared green spaces rather than a single high-rise estate. Properties are presented as “cluster homes” (groups of four houses sharing an enclosed courtyard and private back gardens), detached villas and apartments, all designed with a Mediterranean architectural language and family-oriented open spaces.
Key milestones recorded in the development process include the initial announcement in October 2016, the public launch of the La Quinta phase in January 2017 and the later La Rosa phase announced in 2019. In December 2017 Arabtec Holding was awarded a Dh1.025 billion contract for the construction of the Amaranta and La Quinta phases with a reported programme of 28 months and a then-projected delivery in mid-2020. Subsequent landscaping and amenity works were carried out under a separate contract completed in April 2022.

Public transport access to Villanova is limited by distance to the nearest metro node. The closest recorded metro reference is the Green Line station coded G30 at approximately 15.8 km from the community; that distance makes the metro impractical for routine doorstep travel without a connecting road transfer.
By road, the development sits within a commutable radius of many Dubai destinations. Distances recorded from Villanova to selected points are (approx.):
Published driving-time references indicate roughly 29–30 minutes to central leisure and retail destinations such as Dubai Mall and Palm Jumeirah, around 29 minutes to Burj Al Arab and about 34 minutes to The Walk JBR. Reported drive times to airports were approximately 29 minutes to Dubai International Airport (DXB) and roughly 31 minutes to Al Maktoum International (DWC) under typical traffic conditions.

Landscape and amenity works form a prominent part of Villanova’s delivered offer. Akar Technical Services completed an 18-month contract in April 2022 worth USD 14.9 million that covered major public-realm elements across the community. Works included the construction of four sets of swimming pools (main and children’s pools) with associated underground pump rooms and balancing tanks; supply and installation of more than 100,000 sqm of precast pavers in varied colours and patterns; and the installation of decorative pool fencing and shade structures for play equipment.
The Akar contract also delivered play and fitness equipment, basketball courts with rubber flooring and acrylic finishes, and a comprehensive suite of street furniture — bollards, wooden and concrete benches, litter bins, sun loungers and precast barbecue and table sets. Softscape and irrigation works were extensive: the scope reported integration of 2,500 sqm of geogrid cells on steep slopes, approximately 75,000 sqm of shrubs, groundcover and grass, 4,056 trees and 400 palm trees, plus sub-main and lateral irrigation lines, drip tubing and associated chambers, pull boxes and valves. Lighting works included pole and bollard lights, shade-structure lighting and tree up-lights, together with CCTV containments for pool areas.
Earlier in the programme, Arabtec Holding was awarded the main construction contract for the Amaranta and La Quinta phases. Contract details published at the time set out a multi-phase construction sequence and a defined delivery timeline. Images and the original masterplan were released by the developer for comparison with later built phases; as is common in large masterplans, subsequent design revisions and delivery choices may have altered the final built fabric from initial concept images.

Villanova is composed of multiple clusters and sub-communities. Linked entries in the community listing include:

Villanova is positioned toward the affordable-housing segment and was conceived for family living. The neighbourhood’s product mix and public realm reflect that orientation: cluster homes with private back gardens and shared enclosed courtyards, villas and apartment blocks fronting parks and pedestrian routes, plus play and fitness facilities. The landscaping programme and the presence of multiple pools, courts and childrens’ play areas respond to family-use requirements and promote outdoor activity within the estate.
Educational facilities lie within a short drive: published references list GEMS FirstPoint School at about 2.3 km and The Aquila School at about 2.9 km from Villanova. The community’s configuration, neighbourhood parks and on-site amenities make it appropriate for households seeking suburban, low- to mid-rise housing options within the broader DubaiLand masterplan.
Market and transactional data sources list 50 sale transaction records for Villanova as published by the Dubai Land Department under the government’s Open Data initiative; those records are available through the official daily publication mechanism.

The figures below come from registered Dubai Land Department transactions, not from listings. We show the median rather than the mean, so that one-off penthouses do not distort it.
Top to bottom: purchase price per m², year, annual rent per m², gross yield. Showing the last 4 years, from 2022.
All figures are medians rather than means: in thin years the mean swings with the mix of units and shows movement the market never had. The yield is gross — service charges are not published in the register, so they cannot be deducted honestly.
