About the area

The Next Chapter at Jumeirah Golf Estates is a large master-planned expansion launched by Wasl immediately to the west of the existing Jumeirah Golf Estates community. The scheme is envisioned as a comprehensive residential and leisure extension, combining themed districts with apartment clusters, a large central park, dedicated golf, tennis and equestrian areas, a town centre, hospitality facilities and a transit-oriented hub.

What this place is and where it is located

The Next Chapter at Jumeirah Golf Estates spans more than 50 million square feet. Located directly west of the existing Jumeirah Golf Estates, it extends the established golf-and-lifestyle community. The masterplan is organised into six districts, bringing together homes, parkland, sports facilities, a hotel and a mixed-use town centre.

Zoning, scale and built form

The masterplan is divided into six themed districts, each with a distinct mix of homes, amenities and open space.

  • Village District — a higher-density neighbourhood with townhouse rows in the south and more than 50 mid-rise apartment buildings in the north. Covering approximately 4.9 million square feet, it includes around 2,976 homes, a park, community centre and sports facilities.
  • Central Park District — a roughly 4.1-million-square-foot district centred on a community park of about 1.3 million square feet. Development wraps around the park, with low-rise buildings along its southern edge and high-rise towers in a northern corner. The district includes approximately 5,088 homes.
  • Golf Community — covering almost 24 million square feet across northern and southern sectors, this precinct includes a proposed third golf course for Jumeirah Golf Estates. Around the course, 940 villas are planned.
  • Town Centre — approximately 20 mid-rise residential buildings arranged around a community mall, with 1,117 homes. The town centre also incorporates retail and hospitality uses.
  • Tennis Hub — a 2.3-million-square-foot tennis-focused district with four courts, a tennis stadium, seven mid-rise apartment buildings and landscaped green spaces. It includes around 816 homes.
  • Equestrian District — occupying almost 4 million square feet on the southern and eastern edges of the community, this district features an equestrian centre, stables and an equestrian trail. Its townhouse neighbourhoods comprise 512 homes.

Hospitality provision includes a Mandarin Oriental hotel. Wasl has stated that Mandarin Oriental Jumeirah Golf Estates is scheduled to open in 2030.

The yield is calculated across the whole district rather than the buildings on this page: there are still too few rental contracts for them, as the buildings are under construction or only recently handed over. Both rent and price in this ratio are district figures for the same 12 months.
