About the area

Jumeirah Garden City is a medium-density residential and mixed-use district located between Al Satwa and Sheikh Zayed Road in Dubai. Conceived as part of a wider redevelopment led originally by Meraas, the area replaces older buildings with a planned grid of mid-rise apartments, parks, retail and hotel plots. The district surrounds retained local landmarks such as the Obai Bin Kaab Masjid and is being delivered in phases by a number of private developers.

What and where

Jumeirah Garden City sits within the administrative area of Al Satwa, immediately adjacent to Sheikh Zayed Road and within easy reach of Dubai’s central business locations. The masterplan is a scaled-down revision of an earlier, much larger concept. The current concept prioritises a compact, walkable urban quarter composed of modest residential blocks, public parks and street-level retail rather than super-tall towers. Demolition of pre-existing structures cleared the site before construction of the new neighbourhood commenced in stages.

Built form and projects

The neighbourhood is planned as a mixed-use grid with mid-rise residential buildings, pockets of green space and retail fronting main streets. Early construction activity started in 2017 and the first buildings were completed by 2019. As the scheme evolved from its original masterplan, the emphasis shifted from high-rise landmark towers to a more modest collection of residential blocks and local amenities.

Several active developments and project launches are concentrated on-site and in the immediate vicinity. Examples of projects listed on the site include:

Who it suits

Jumeirah Garden City is suited to buyers and occupiers who prioritise central-city proximity without the intensely high-rise profile of Dubai’s tower districts. The combination of compact residential buildings, street-level retail and public parks makes the area appropriate for professionals working in nearby business districts (DIFC, Business Bay, Downtown), as well as residents who prefer shorter commutes along Sheikh Zayed Road. The presence of multiple active developments means a mix of early occupants and ongoing construction, and the area appeals to investors and owner-occupiers looking for newly delivered stock within reach of central Dubai nodes.

Actual transaction prices in Jumeirah Garden City, since 2025

The figures below come from registered Dubai Land Department transactions, not from listings. We show the median rather than the mean, so that one-off penthouses do not distort it.

2 885registered transactions
23 342AED per m², median
43buildings with sales
+2%over the past year, across 22 buildings
4.0%gross rental yield

The yearly figure compares the last 12 months with the 12 before them. Calendar years would not work here: the current one is unfinished, so the comparison would understate the change. The median across the whole district moved +16% over the same year — that gap reflects which buildings came to market, not existing homes changing in price.

Top to bottom: purchase price per m², year, annual rent per m², gross yield. Showing the last 4 years, from 2017.

* 2026 is still in progress, so its bar covers part of the year and is not directly comparable with the ones before it. The growth figure below uses completed years only.

All figures are medians rather than means: in thin years the mean swings with the mix of units and shows movement the market never had. The yield is gross — service charges are not published in the register, so they cannot be deducted honestly.
