Dubai Land Department records for this building: closed transaction prices, not asking prices or estimates. Figures are medians, so a single expensive sale does not move them.
| Type | Size, m² | Price, AED | Per m² | Deals |
|---|---|---|---|---|
| 1 bedroom | 73 | 1 915 000 | 26 233 | 154 |

Median across all recorded deals in this building. Rows with fewer than five deals are omitted: there is nothing to average there.
From 2023 to 2025 — -1% on the price per square metre in this building. The district moved +59% over the same period, so the building lagged the market.
Top to bottom: purchase price per m², year, annual rent per m², gross yield.
All figures are medians. Years with fewer than eight deals are skipped; rent is shown where there are at least twenty contracts. The yield is gross — service charges are not published in the register.

Coral Reef is an active residential project by Damac Properties in Dubai Maritime City, located across from Port Rashid. The 54-storey tower comprises one-, two- and three-bedroom apartments, with 280 units recorded for the project. Construction started on 18 October 2023 and had reached 27.39% completion; handover is scheduled for Q1 2028.
Coral Reef is a single residential building designed with one basement level, a ground floor, six podium levels, 47 residential floors and a mechanical level. Its 54-storey form is defined by organic, fluid architecture and a coral reef-inspired design direction. The residences are intended to have sea views, while the tower’s interior concept draws on coral reefs. The development also includes retail outlets within the building. A central artistic element is the collection of bespoke Babolex sculptures created by French artist Vincent Faudemer specifically for Coral Reef. These pieces form part of the tower’s design identity, bringing the artist’s Babolex works into the residential setting. Coral Reef stands in Dubai Maritime City, a maritime hub on the waterfront opposite Port Rashid.
The residential collection consists of one-, two- and three-bedroom apartments. One-bedroom apartments were launched from AED 1,657,000 to AED 2,312,000, with sizes from 776 to 943 sq. ft. Two-bedroom apartments were launched from AED 2,527,000 to AED 3,749,000, ranging from 1,197 to 1,399 sq. ft. Three-bedroom apartments were launched from AED 3,328,000 to AED 4,591,000, with sizes from 1,770 to 1,815 sq. ft. Across these configurations, the recorded apartment size range is 776 to 1,815 sq. ft. The project has 280 units in total. The home selection therefore spans compact one-bedroom residences through to larger three-bedroom apartments within the same waterfront tower.
The amenity programme is centred on water, garden and wellness settings. Coral Reef includes an infinity LED pool, a residents-only floating pool and a glass sculpture pool. An above-water coral garden, coral tunnel and sensorial corridors continue the project’s marine-inspired design through its shared spaces. The development also includes a spa and hammocks. Other listed facilities include a gymnasium, fitness centre, yoga and meditation spaces, jogging and cycling trails, indoor games, a children’s play area and a children’s pool. Residents also have access to BBQ areas, dining outlets, restaurants, retail outlets, parks and leisure areas, and a marina and yacht club. Concierge service, a lounge and a cinema are also listed among the facilities.
Coral Reef is in Dubai Maritime City, opposite Port Rashid. Maritime City Park is 0.4 km from the project, while Queen Elizabeth 2 is 1.2 km away. Dubai Heritage Village is 2.0 km away and Dubai Museum is 2.7 km away. Vox Cinema at City Centre Shindagha is 1.7 km from Coral Reef, and Port De La Mer Beach is 3.6 km away. By road, Dubai International Airport is listed at 16 minutes, while Dubai Design District and Downtown Dubai are each listed at 18 minutes. The project is also positioned within a 249-hectare maritime hub. Its setting combines a waterfront address with access to central Dubai destinations and nearby cultural, park and beach locations.
Coral Reef is offered with an 80/20 payment plan. The structure requires a 20% down payment on booking, followed by 60% during construction across the first through twelfth instalments. The remaining 20% is due on handover at 100% completion. Handover is scheduled for Q1 2028. Construction began on 18 October 2023. The project is active and had reached a completion ratio of 27.39%. Coral Reef is registered as one building with 280 units. The construction description specifies a concrete structure and blockwork, with internal and external finishes. The payment structure separates the booking amount, construction-stage payments and final handover payment into defined portions.
Damac Properties is the developer of Coral Reef. Founded in 1982, Damac Properties is the name associated with the project’s residential offering in Dubai Maritime City. The developer’s Coral Reef concept combines a 54-storey residential tower, one- to three-bedroom apartments and bespoke Babolex sculptures by Vincent Faudemer. The project’s design references coral reefs across its architecture, interiors and amenity spaces, including the coral tunnel and above-water coral garden. Coral Reef is one of the residential developments in Dubai Maritime City, where it occupies a site across from Port Rashid. Its scheduled Q1 2028 handover and 80/20 payment structure set out the delivery timing and payment allocation for purchasers.
