Bulgari Lighthouse Dubai rises 27 floors above Jumeirah Bay Island as a vertical collection of individual homes. The architecture was designed by Antonio Citterio Patricia Viel and uses full-height glass façades with coral-inspired horizontal layers between floors. These layered elements filter light and form outdoor living spaces, while the tower’s limestone, lava stone and basalt materials connect its design with the island landscape. Direct elevator access leads to a private lobby for each penthouse, and there are no adjacent balconies on the same levels. The building is designed as B+G+27F+R residential accommodation, with a concrete structure, blockwork, and internal and external finishes.
The residence includes four- and five-bedroom penthouse layouts, alongside the Bvlgari Sky Villa. Four-bedroom Type A penthouses measure 6,475.14 sq ft, while four-bedroom Type B penthouses measure 6,439.08 sq ft. The five-bedroom Type A penthouse measures 11,656.78 sq ft. Penthouses are designed with dedicated lift lobbies, show kitchens and wet kitchens, as well as wrap-around terraces with views across the sea and Dubai skyline. The Sky Villa includes four guest rooms, a five-car private garage, private spa and fitness facilities, a 20-metre lap pool and a private infinity pool. The project has 31 units in total.
Shared facilities include a private lounge, bar, private boardroom and commercial kitchen. The amenity collection also includes a fitness centre, spa, treatment room, landscaped gardens, relax pool, beach sand relaxation areas and a 50-metre infinity-edge swimming pool with an outdoor bar. The terraced gardens extend towards the shoreline, with lawns, planted spaces and outdoor areas arranged across different levels. Private garages are air-conditioned and include electric car charging stations and storage facilities. Selected homes include private gardens, swimming pools, outdoor dining areas, outdoor living spaces, jacuzzis, saunas and private fitness centres. Residents also have access to the yacht club.
Bulgari Lighthouse Dubai is located on Jumeirah Bay Island, a man-made island off the Jumeirah coastline that is connected to the mainland by a 300-metre road bridge. The project forms part of the Bvlgari community, which includes the Bvlgari Hotel, residences, marina and yacht club. The island combines beachfront plots, villas, branded residences and hotel facilities. From the project, City Walk is listed at eight minutes, DIFC at 12 minutes, Downtown Dubai and Burj Khalifa at 14 minutes, and Dubai International Airport and Burj Al Arab at 18 minutes. The Bvlgari Hotel and Yacht Club are also located on the island.
Prices for Bulgari Lighthouse Dubai start from AED 70 million. The payment plan is structured as 20% on booking, 70% during construction across the first to sixth instalments, and 10% on handover. This gives a 90/10 structure, with 90% payable before handover and the final 10% due on completion. Handover is planned for Q1 2027, with the project completion date recorded as 27 March 2027. Construction started on 7 February 2023. The project is active and has a recorded completion ratio of 63.61%.
