Bulgari Ocean Mansions is a completed seven-villa residential project on Jumeira Bay island, Dubai, developed by Meraas in collaboration with Bulgari. Dubai Land Department (DLD) registers Bulgari Ocean Mansions under project number 2331; its status is Finished (100% complete), with completion recorded on 1 February 2024. Construction started on 1 February 2022, and Abu Dhabi Commercial Bank is the escrow bank.
The DLD building register records seven plots with villa/townhouse units, each with two floors. Both DLD and the developer describe the homes as five-bedroom villas. The developer’s materials describe a first floor connecting four bedrooms and a master suite. A typical developer plan gives a ground floor of 610 sqm and a first floor of 582 sqm, for a total built-up area of about 1,193 sqm (12,838 sqft). Designed by the Italian architectural firm Antonio Citterio Patricia Viel, the homes have full-height sea-facing windows, a wrap-around wooden balcony and a stone-finish porcelain façade, according to the developer’s brochure.
According to the developer’s materials, the wider resort includes private landscaped gardens, swimming pools and gymnasiums, alongside dining and wellness facilities. The developer also lists a spa, clubhouse, concierge service, BBQ area and outdoor gym. Its materials refer to marina and yacht club access; the marina has over 50 berths for boats from 30 to 120 feet, while the yacht club is members-only.
The project is in the DLD area of Island 2, within the Jumeira Bay master project. The developer describes the mansions as being on the northern shore of Jumeira Bay Island, over the waters of the Arabian Gulf. Stated driving times in the developer’s brochure are 2 min to Jumeirah Beach Road, 10 min to La Mer and City Walk, 12 min to Nikki Beach, 15 min to Burj Al Arab and Dubai International Airport, and 45 min to Al Maktoum International Airport.
Figures for sales and rents come from DLD-registered sales and tenancy contracts. DLD registers few sales under this project name: no residential sales in the last 36 months are registered under Bulgari Ocean Mansions, and DLD records sales of these villas as land.
