Dubai Land Department records for this building: closed transaction prices, not asking prices or estimates. Figures are medians, so a single expensive sale does not move them.
| Type | Size, m² | Price, AED | Per m² | Deals |
|---|---|---|---|---|
| 1 bedroom | 111 | 2 300 000 | 20 721 | 32 |
| 2 bedrooms | 163 | 3 370 000 | 20 675 | 53 |
| 3 bedrooms | 239 | 4 992 000 | 20 887 | 23 |
Median across all recorded deals in this building. Rows with fewer than five deals are omitted: there is nothing to average there.
From 2021 to 2024 — +21% on the price per square metre in this building. The district moved +67% over the same period, so the building lagged the market.
Top to bottom: purchase price per m², year, annual rent per m², gross yield.
All figures are medians. Years with fewer than eight deals are skipped; rent is shown where there are at least twenty contracts. The yield is gross — service charges are not published in the register.

City Walk Residences Buildings 15-16 is a completed two-building residential project in City Walk, Al Wasl, Dubai, developed by Meraas. Dubai Land Department (DLD) records it under project number 1754, with the DLD/Mashrooi name No.15 & No.16 Citywalk Residential. The project was completed on 29 May 2017, following a construction start on 1 May 2014.
DLD registers two buildings, with 6 and 7 floors respectively; their recorded totals, including podium and basement levels, are 9 and 10 levels. Across both buildings, the unit register contains 113 units, including 12 recorded without a bedroom type as shops or other uses. Registered homes comprise 23 one-bedroom apartments of 985-1,606 sq ft, 49 two-bedroom apartments of 1,685-2,335 sq ft, 26 three-bedroom apartments of 2,085-3,763 sq ft, and 3 four-bedroom apartments of 3,455-4,476 sq ft. The developer’s website describes City Walk Residences as one- to four-bedroom apartments within City Walk.
The developer’s materials list basement parking, swimming pools, a fitness centre, a kids play area, games lawn, BBQ area, yoga area, skate area, mosque and retail outlets. City Walk is developed and managed by Meraas, according to the developer’s brochure.
The project sits within the DLD master project of City Walk in Al Wasl. The developer’s brochure describes City Walk as a city within the city combining shopping, entertainment, hospitality and living. At the brochure date, it stated that retail covered almost one million sq ft and had over 200 tenants. The same materials place The Green Planet bio-dome, with over 3,000 plants and animals, in the district. Stated connections include direct access from Al Wasl Road, about 20 km to Dubai International Airport, 5 km to Dubai World Trade Centre, 2 km to BOXPARK, a 10-minute walk to The Dubai Mall Metro Station and 4 km to the open beach.
The following figures come from DLD-registered sales and tenancy contracts. In the 12 months to 14 October 2026, four existing homes sold at a median AED 5.55 million, or about AED 2,520 per sq ft; no off-plan sales were registered. Over 36 months, 21 sales had a median AED 4.05 million, or about AED 2,260 per sq ft. In the latest 12 months, 55 residential tenancy contracts were registered, with median annual rents of about AED 150,000 for one-bedroom homes, AED 235,000 for two-bedroom homes and AED 277,000 for three-bedroom homes. Few sales are registered, so medians move with every deal. For current availability and prices, contact a Continental Club Property broker (RERA 31933).
