Dubai Land Department records for this building: closed transaction prices, not asking prices or estimates. Figures are medians, so a single expensive sale does not move them.
The yearly figure compares the last 12 months with the 12 before them: calendar years would not work, the current one is unfinished. The district moved +3% over the same period, so the building lagged.
| Type | Size, m² | Price, AED | Per m² | Deals |
|---|---|---|---|---|
| Studio | 29 | 590 000 | 20 345 | 77 |
| 1 bedroom | 60 | 820 000 | 13 667 | 214 |
| 2 bedrooms | 103 | 1 380 000 | 13 398 | 92 |
Median across all recorded deals in this building. Rows with fewer than five deals are omitted: there is nothing to average there.
From 2023 to 2025 — +7% on the price per square metre in this building. The district moved +26% over the same period, so the building lagged the market.
Top to bottom: purchase price per m², year, annual rent per m², gross yield.
All figures are medians. Years with fewer than eight deals are skipped; rent is shown where there are at least twenty contracts. The yield is gross — service charges are not published in the register.
* 2026 is still in progress and its bar covers part of the year. The growth figure above uses completed years.

Binghatti House JVC is a finished residential, office and retail building by Binghatti Developers in JVC District 10, within Jumeirah Village Circle. The development contains 294 units and is ready to move in. Construction was completed on 25 July 2024, with a recorded completion ratio of 100%.
Binghatti House combines residential accommodation with office and ground-floor retail space in one building. Its configuration comprises an underground level, ground floor, five podium levels, four office floors, 28 residential floors and a roof level. The scheme has 270 residential units, alongside 23 offices and one shop, bringing the total unit count to 294. The building is located in JVC District 10, a defined area within the wider Jumeirah Village Circle community. This setting places the project among residential buildings and local commercial outlets within JVC.
The exterior is defined by interwoven individual balconies that form a repeated pattern across the façade. These balconies provide private outdoor space for residents while creating shading for the building’s living spaces. The balcony shading is designed to reduce the energy required for cooling. Binghatti House uses a contemporary design language incorporating elements associated with Middle Eastern art and architecture. High-end finishes, sliding glass doors and windows are included in the project highlights. The residential component is arranged above the office and podium levels, with 28 dedicated residential floors in the tower configuration.
Binghatti House offers studios, one-bedroom apartments and two-bedroom apartments. These three formats make up the project’s 270 residential units. The apartments form part of a wider mixed-use building that also includes office floors, retail at ground level and podium facilities. The development’s balcony design is a defining feature of the residential architecture, with individual balconies integrated into the façade. The tower’s arrangement separates the office component across four floors from the residential levels above, while the ground floor includes retail space.
A swimming pool and gym are located at podium level. The five podium floors also form part of the building’s overall vertical configuration beneath the office and residential levels. Private balconies provide outdoor areas for the residential apartments. The balcony layout combines these individual outdoor spaces into the building’s façade pattern and is designed to provide shade to the living spaces behind them. Ground-floor retail forms part of the development, with one shop included in the unit count. The building also includes an underground level and a roof level.
