About the project
Manazel Al Khor is a 125-unit waterfront residential development by Dubai Properties in Culture Village, Al Jadaf, overlooking Dubai Creek. The project is finished, with 100.00% completion recorded on 1 June 2017 and a completion date of 19 March 2017.
Creekside architecture and setting
Manazel Al Khor sits on a large waterfront plot in Al Jadaf, adjacent to Al Garhoud Bridge. The development combines contemporary architecture with traditional Arabic influences, including sand-coloured buildings inspired by desert dunes. Its built form ranges from B+LG+G+1+R on the waterfront side to B+LG+G+4+R inward, within a single building. The total built-up area is 567,000 square feet. The project overlooks Dubai Creek and its residential units are designed with panoramic creek views. A central marina and a 3.8-kilometre promenade form part of the waterfront environment, linking the residences with the creek banks, market and marina.
Three- and four-bedroom residences
The residential collection comprises three-bedroom and four-bedroom units. All residential units feature hardwood flooring, complemented by porcelain tiling and marble mosaics. Each residence has an individual design and panoramic views of Dubai Creek. Manazel Al Khor contains 125 units in total. The project’s waterfront position places the apartments within Culture Village, a creekside district in Al Jadaf that includes residential buildings, hotels, cultural venues, retail and promenades.
Green wall and resident facilities
A defining feature is the living green wall, measuring 6 metres high and 210 metres wide. It contains more than 80,000 plants and is described as the largest living green wall in the Middle East. Facilities at Manazel Al Khor include retail shops, restaurants, a gym, fitness centre and swimming pools. The amenity offering also includes a BBQ area, children’s play area and dedicated kids’ pool. Landscaped features, entertainment facilities and cultural offerings are included alongside the waterfront promenade and marina. The project has access points for water taxis and abra boats, connecting it with nearby destinations along Dubai Creek.
Culture Village and nearby destinations
Manazel Al Khor is located in Culture Village at Al Jadaf Waterfront, on the banks of Dubai Creek. It is opposite Al Jadaf Metro Station; Al Jadaf Metro Station is listed at three minutes and Al Khor Metro Station at seven minutes. Dubai Municipal Stadium is seven minutes away, while Palazzo Versace Dubai is nine minutes away and Al Jadaf Marine Station is ten minutes away. Grand Hyatt Dubai and Dubai Festival City are each listed at 13 minutes. Al Khor Park is listed at 24 minutes. The project’s setting places it between older and newer parts of Dubai, with creek access through the marina, water taxis and abra boats.
