Bahar 6 is a completed residential tower in the Bahar cluster of Jumeirah Beach Residence (JBR), Dubai, developed by Dubai Properties. Bahar is one of the six residential clusters of JBR, alongside Murjan, Sadaf, Rimal, Amwaj and Shams, on the beachfront strip between Dubai Marina and the sea. Sales in the building have been registered with the Dubai Land Department since 2010.
Bahar 6 is almost entirely a one-bedroom building. Of the 54 sales the DLD registered between October 2023 and September 2026, 50 were one-bedroom apartments with a median size of about 72 sq m (775 sq ft); the rest were two penthouses, one two-bedroom apartment and one studio. Typical one-bedroom layouts have an open living and dining room, a separate kitchen and a balcony overlooking the neighbouring JBR and Dubai Marina towers.
The tower stands in the JBR community, steps from The Walk promenade and the public beach, with shops, cafés and restaurants at street level. Jumeirah Beach Residence tram stops connect the area with Dubai Marina and the metro, and Bluewaters Island is nearby. Residents of the cluster share podium facilities with swimming pools and children’s play areas.
From October 2023 to September 2026, the median sale price in Bahar 6 was AED 1.45 million, or about AED 1,920 per sq ft; for one-bedroom apartments it was AED 1.45 million (about AED 1,860 per sq ft). Over the last twelve months the DLD registered 17 sales with a median of AED 1.55 million (about AED 2,030 per sq ft). The most recent sale, on 28 September 2026, was a 72 sq m one-bedroom apartment for AED 1,450,000. The DLD does not publish rents by building; across JBR, one-bedroom apartments of 70–73 sq m were let for a median AED 88,200 a year over the last twelve months (107 contracts).
