Baystar by Vida is a branded residential development by Emaar Properties at Rashid Yachts & Marina. It comprises 328 units, including one- to three-bedroom apartments and four-bedroom homes. The project is active, with construction recorded at 6.30% completion and handover scheduled for Q4 2029.

The project and its design

Baystar by Vida brings two residential towers to Rashid Yachts & Marina, a waterfront setting on the Arabian Gulf. The residences are planned with full-height glazing that frames marina views and draws natural light into the interiors. The architectural approach uses a contemporary marina aesthetic, with layouts designed around space and comfort. Interiors follow the Vida brand’s design direction through textured accent walls, warm wooden screens, bronze metal detailing, earthy colour palettes and flowing textures. The development is positioned beside the marina promenade, where retail and dining destinations form part of the wider waterfront setting.

Apartment and home collection

The collection includes one-bedroom, two-bedroom and three-bedroom apartments, alongside four-bedroom homes. In total, Baystar by Vida has 328 units. The residences are designed with marina views and full-height glazing. Apartment layouts combine living spaces with waterfront-facing outlooks, while the four-bedroom homes form the largest residence category within the project. The development is a branded residential address under the Vida name, with interiors shaped by natural light, wooden finishes, textured wall treatments and bronze details. The starting price is AED 2,100,000.

Pools, wellness and shared spaces

Baystar by Vida includes a canal pool, an infinity swimming pool and a separate kids’ swimming pool. Wellness facilities include a yoga area, an indoor gymnasium, an outdoor gymnasium and a spa. Community gardens add landscaped outdoor space, while lounges and barbecue pods provide areas for residents to gather. Play zones are included for children. The project’s waterfront setting is complemented by the marina promenade and yacht club, as well as boutique retail and cafés. These facilities combine swimming, fitness, relaxation, play and dining within the Rashid Yachts & Marina environment.

Baystar by Vida is located at Rashid Yachts & Marina. Al Shindagha Heritage is a 18-minute drive away, while Dubai International Airport is a 20-minute drive away. Downtown Dubai is a 25-minute drive away and Dubai Marina is a 30-minute drive away. Dubai Heritage Village is 0.4 km from the project, the Queen Elizabeth 2 is 1.1 km away, and Dubai Museum is 1.2 km away. Vox Cinema at City Centre Shindagha is 0.7 km away. Maritime City Park is 1.8 km from Baystar by Vida, while Dubai Islands Beach is 3.6 km away.

Payment plan and handover

Baystar by Vida is offered with an 80/20 payment plan. A 10% down payment is due on booking. A further 70% is payable during construction through the first to seventh instalments, followed by 20% on handover. Handover is scheduled for Q4 2029, with the project completion date set for 31 December 2029. Construction began on 24 December 2025. The project is active and had reached 6.30% completion at its inspection dated 16 June 2026.

Emaar Properties

Baystar by Vida is developed by Emaar Properties. Founded in 1997, Emaar Properties is the developer associated with the project’s Vida-branded residences at Rashid Yachts & Marina. The project combines the Vida residential concept with a marina location, full-height glazing, waterfront views and shared amenities including pools, gyms, a spa, gardens and social spaces. Emaar Properties is also associated with the wider Rashid Yachts & Marina waterfront destination, which includes a marina promenade, yacht club, retail and cafés.
