The transaction registry barely records penthouses as a separate property type: a few dozen such tags a year, while most of these sales go through as ordinary apartments. There is no single definition: developers use the name for top-floor units, usually three bedrooms or more, with a large terrace and often on two levels. Compare size, floor, terrace and view on the unit plan rather than the label.
What is the service charge on a penthouse?
Service charges are set by area — in dirhams per square foot a year — so a large penthouse pays several times more than an apartment in the same building. Each building’s rate is shown on its project page.
Can I buy a penthouse off-plan?
Yes — in projects under construction, penthouses sell with developer payment plans. A mortgage on under-construction property is possible from roughly 50% completion; estimate the payment in the mortgage calculator. Projects handing over soonest are collected in off-plan projects completing in 2026–2027.
