About the area

Dubai Studio City is a specialised district in the DubaiLand area that was planned as a full-scale film and television production centre with supporting residential and hotel accommodation. The development sits at coordinates 25.042323, 55.251473 and combines production infrastructure with a limited residential offering clustered near the original studio complex.

What this place is and where it is located

Studio City was launched in 2005 and forms part of the media and entertainment cluster under TECOM Investments, a subsidiary of Dubai Holding. The master plan includes purpose-built facilities for the broadcasting, film production, television and music industries alongside residential units, hotels and ancillary retail. By September 2020, only a relatively small portion of the total area had been developed, primarily around the original studio buildings, while significant areas of the master-planned site remained open land.

Phase one of the development began construction in June 2007 and delivered multiple sound stages, smaller studios, production and administration office space, and large workshop and warehouse units. These facilities support set construction and wider production operations.

Studio City

Zoning, built environment and facilities

Studio City is organised around production-related uses. Facilities include sound stages of varying sizes, studios, production offices, workshops, backlots, sets and water tanks. Early phases also introduced multi-storey office buildings, a tower element within the production and administration campus, workforce-serving retail, and large warehousing and workshop spaces.

Commercial, hospitality and residential accommodation are also present. The area includes a hotel serving production crews and visitors, along with residential buildings offering apartment living. Residential options range from purpose-built high-end apartments to buildings with a limited selection of retail and leisure facilities.

Community and building amenities include gardens, park space, on-site gyms in selected residential compounds, small shopfronts in mixed-use buildings, and food and beverage outlets near hotel and residential entrances.

Who the area suits

Studio City is primarily designed for media and entertainment businesses and professionals. Production companies, post-production houses, crews and related service providers form its core occupational base, while hotel accommodation supports short-term stays for visiting crews and clients.

Residential properties in and near the production cluster suit employees, managers and residents seeking proximity to the media campus rather than a broad mixed-use urban neighbourhood. Some residential blocks offer higher-end apartments with landscaped gardens, parks and gym facilities, while others provide everyday retail for residents.

Actual transaction prices in Studio City, since 2025

The figures below come from registered Dubai Land Department transactions, not from listings. We show the median rather than the mean, so that one-off penthouses do not distort it.

The yearly figure compares the last 12 months with the 12 before them. Calendar years would not work here: the current one is unfinished, so the comparison would understate the change.

How the price per square metre changed by year

From 2022 to 2025 — +35% on the price per square metre across 8 buildings that traded in both years.

For comparison: the median across the whole district moved +80%. The gap between the two figures is not existing homes appreciating — it is newer, more expensive buildings entering the market. Returns on a purchase follow the first figure.

Top to bottom: purchase price per m², year, annual rent per m², gross yield. Showing the last 8 years, from 2015.

* 2026 is still in progress, so its bar covers part of the year and is not directly comparable with the ones before it. The growth figure below uses completed years only.

All figures are medians rather than means: in thin years the mean swings with the mix of units and shows movement the market never had. The yield is gross — service charges are not published in the register, so they cannot be deducted honestly.
