The Acres is a phased residential villa community in Dubai Land’s Wadi Al Safa 7 area, developed by Dhre 2 Bts. Its first phase comprises 642 three-, four- and five-bedroom villas, and the project is active, with 14.75% completion recorded on 14 May 2026.
The Acres is planned as a low-density community of standalone villas within the wider Dubai Land area. The site covers 108.85 hectares and is organised through phases, internal loops, landscaped open space and pedestrian routes. Phase one comprises 642 villas, including 233 G+1 homes and 409 G+2 homes. The community plan separates many pedestrian areas from peripheral vehicle access, placing parks and gardens within the residential layout. Its design language combines stone, wood and glass, while interior palettes are contemporary. The overall community includes three- to seven-bedroom villas, with the registered first phase focused on three-, four- and five-bedroom homes.
Three-bedroom villas in the first phase start from 3,000 square feet, while five-bedroom layouts extend to 6,000 square feet. Three-bedroom homes include a side courtyard and face the park. Four-bedroom villas add a stone-wall aesthetic, a multipurpose room and a terrace. Five-bedroom designs use selective openings to support privacy, and certain layouts include a double-height living area. Across the wider community, outer park loops accommodate three- to five-bedroom villas, while inner park loops feature five- to seven-bedroom homes. The residential design combines private courtyards, terraces and garden-facing settings across the villa collection.
The master plan centres on an interconnected network of parks, gardens and walking routes. Public green space is designed to be accessible within a two- to three-minute walk from residences. Named landscape spaces include Arrival Garden, Village Garden, Lagoon Garden, Nature Garden, Lost Garden, Perfume Garden and Edible Garden. Peripheral vehicle routes keep much of the internal neighbourhood pedestrian-focused. The community plan also includes smart mobility for electric vehicles, smart metering, and the reuse of stormwater and irrigation water. The Acres has pre-certification for LEED Cities and Communities.
The Acres is located in Wadi Al Safa 7 within Dubai Land. It has direct access to Hamdan Bin Zayed Al-Nahyan Road, Emirates Road and Latifa Bin Hamdan Road. Mall of the Emirates is 12.3 km away, while Dubai Marina is 16.1 km away. Downtown Dubai and The Dubai Mall are each 16.6 km away, Palm Jumeirah is 17.3 km away, and JBR Beach is 16.7 km away. Dubai International Airport is 23.7 km away and Al Maktoum International Airport is 21.8 km away. The nearest Dubai Metro station is Red Line station R31, 12,369 metres from the community centre.
Starting prices are AED 5 million for three-bedroom villas, AED 7 million for four-bedroom villas and AED 10 million for five-bedroom villas. Construction started on 10 September 2024. The project is active and its completion ratio was recorded at 14.75% on 14 May 2026. United Engineering Construction holds an AED 2 billion contract to build 642 villas in the first phase, with completion scheduled for Q4 2027. United Engineering Construction and GCC Contracting were appointed for construction, testing, commissioning and handover work covering 557 villas across two phases.
