Park Villas is a collection of villas and townhouses by Arabian Gulf Properties in JVC District 10. The project is not ready. Its published home selection comprises three villa types and four townhouse types, with total areas from 2,192.02 to 3,162.80 square feet.
Park Villas brings together villa types V-2, V-4 and V-5 with townhouse types TH-L, TH-L-A, TH-M and TH-M1. The published floor plans show two-storey configurations for each listed home type, with a separate balcony area included in the stated total. The largest listed layouts are the V-2, V-4 and V-5 villas, each measuring 3,162.80 square feet in total. Townhouse plans range from the 2,192.02-square-foot TH-M to the 2,800.92-square-foot TH-L. The project information also identifies homes within The Park, with landscaped spaces incorporating trees, pathways, streams and water features.
The V-2, V-4 and V-5 villa plans each list 1,304.45 square feet on the ground floor, 1,526.78 square feet on the first floor and a 331.57-square-foot balcony, totalling 3,162.80 square feet. The TH-L townhouse totals 2,800.92 square feet, comprising 1,254.05 square feet on the ground floor, 1,334.31 square feet on the first floor and a 212.56-square-foot balcony. TH-L-A totals 2,786.32 square feet, including 1,261.08 square feet on the ground floor, 1,332.99 square feet on the first floor and 192.25 square feet of balcony space. The published plans state that areas are based on plans at the time of printing and may vary at final as-built status.
The TH-M is the most compact listed townhouse configuration, with a total area of 2,192.02 square feet. Its floor plan allocates 960.91 square feet to the ground floor, 997.91 square feet to the first floor and 233.20 square feet to the balcony. The TH-M1 has a total area of 2,423.78 square feet, with 900.85 square feet on the ground floor, 1,158.42 square feet on the first floor and a 364.51-square-foot balcony. These published plans make the balcony component distinct from the internal ground- and first-floor areas for all townhouse types.
The Park Villas information identifies nearly four million square feet of parkland. Named park areas include Skate Park, Fitness Park, Palm Park, Pearl Park, Play Park, Events Park, Pond Park, Beach Park and Recreational Park.
