Belmore Residences is a 214-unit residential and commercial building by Ellington Properties in Meydan Horizon, within Mohammed Bin Rashid City. The project and its design

Belmore Residences is planned as one building with a basement, ground floor, five podium levels and 26 residential floors. Its architecture draws on the form of flamingos at the adjacent Ras Al Khor Wildlife Sanctuary, using slender lines, elongated façades and angular, bevelled forms. The building is designed with north- and south-facing living orientations. Apartments are presented with floor-to-ceiling windows and integrated kitchen appliances. The project includes ground-floor retail spaces within an air-conditioned retail arcade, alongside an entrance lobby with lounge areas and co-working spaces. A rooftop club lounge forms part of the building’s shared facilities.

Apartment collection

The residence offers one-bedroom, two-bedroom and three-bedroom apartments. There are 214 units in total. The apartment collection is positioned within Meydan Horizon, a community in Mohammed Bin Rashid City associated with the Meydan and Bu Kadra locality. Belmore Residences is adjacent to Ras Al Khor Wildlife Sanctuary and overlooks the sanctuary. Views referenced for the building include the sanctuary, creek, lagoon and Downtown Dubai skyline. The project is also described as being next to a crystal lagoon.

Pools, gardens and family facilities

The leisure offering includes adult and children’s swimming pools, with the children’s pool adjacent to a playscape. Outdoor facilities include a yoga terrace, outdoor dining area, picnic pods, BBQ areas, flamingo lounges, and a pet play and wash area. A children’s play area is included, as are gardens with native plants and flowers. The rooftop facilities include a club lounge, outdoor terrace, games area, kitchenette, private dining area and outdoor cinema. The building also includes retail spaces at ground level.

Fitness and wellness spaces

Belmore Residences includes a fitness studio equipped for cardio training, weights, spin bikes and boxing. A separate wellness studio is planned for yoga and Pilates classes, supported by a steam room, sauna and relaxation area. The amenity programme also lists yoga classes and Pilates classes. The pool deck includes a leisure pool, sundeck and cabanas, while the family-focused areas include picnic pods, outdoor dining and children’s play facilities. Co-working spaces are incorporated in the entrance-lobby setting.

Belmore Residences is located in Meydan Horizon in Mohammed Bin Rashid City. Ras Al Khor Wildlife Sanctuary is listed at six minutes, while the proposed Metro Line is listed at two minutes. Burj Khalifa and Dubai Mall are listed at 10 minutes, Dubai International Airport at nine minutes, and Meydan Racecourse at 12 minutes. The Museum of the Future is listed at 15 minutes and Dubai International Financial Centre at 18 minutes. Burj Al Arab and Jumeirah Beach are listed at 22 minutes, with Palm Jumeirah at 28 minutes.

Payment plan and handover

The payment plan is structured as 70/30. A 20% down payment is due on booking, followed by 50% during construction across the first to eighth instalments. The remaining 30% is due on handover. Handover is scheduled for Q4 2027, with a completion date of 31 December 2027. The project start date is 7 August 2025. Its recorded construction status is active, with a completion ratio of 3.16%.

Ellington Properties Development L.L.C is named as the developer entity for the project.
