Dubai Maritime City occupies a purpose-built peninsula between Port Rashid and Dubai Dry Docks. The district was launched in 2004 and developed through staged reclamation. It covers 2.3 million square metres and combines industrial, commercial and residential functions. The masterplan identifies marine services, marine management, product marketing, marine research and education, recreation, and ship design and manufacturing as its six target sectors. DP World acquired Dubai Maritime City in 2017, followed by a revised masterplan in 2019. Infrastructure development has continued across the district, including road and utility works.
Dubai Maritime City is divided between an operational Industrial Precinct and a Commercial Precinct that continues to be developed in phases. The Industrial Precinct includes ship lifts, ship-repair plots, warehouses, workshops, supporting retail and showrooms. It was complete and operational, with 299 business partners and an 82% occupancy rate reported in November 2021. The Commercial Precinct is planned to include retail, residential space, offices and a promenade. More than 90% of the district’s underground utility networks, including sewerage, stormwater, water, fire, irrigation and telecom networks, have been completed.
Reference driving distances from Dubai Maritime City include 6.3 km to Dubai International Financial Centre, 7.8 km to both Burj Khalifa and The Dubai Mall, 9.0 km to Business Bay, and 10.1 km to Dubai International Airport. Mall of the Emirates is 17.8 km away, Palm Jumeirah is 21.4 km away and Dubai Marina is 24.2 km away. Typical driving times are stated as 18 minutes to Dubai Mall, 20 minutes to Dubai International Airport, 30 minutes to Palm Jumeirah, 29 minutes to Burj Al Arab and 34 minutes to The Walk JBR. Al Maktoum International Airport has a typical driving time of 54 minutes.
The nearest metro connection to the centre of Dubai Maritime City is Green Line station G24, at a distance of 2,331 m. The station is not considered walkable from the development’s centre. The project’s district location is on Dubai’s port side, close to central Dubai and within reach of Downtown Dubai, DIFC, Business Bay and Dubai International Airport by road. This position places 31 Above By Beyond in a district that combines port-related activity with an expanding commercial and residential precinct.
Dubai Maritime City includes completed and under-construction towers alongside residential and mixed-use schemes. Named developments in and around the district include The Pier Residence, Riva Residence, Oceanz, Nautica One, LIV Maritime, Harbour Lights, Franck Muller Yachting and Coral Reef. Other projects include Nautica Two and Hilton Residences Dubai Maritime City. The district’s Industrial Precinct remains dedicated to maritime operations such as ship repair and maintenance, marine logistics, ship design and manufacturing, marine-related showrooms and workshops, while the Commercial Precinct is being built out with mixed-use elements.
