Jumeirah Central: A Visionary Mixed-Use District in Dubai
Jumeirah Central is a planned expansive mixed-use community located along Sheikh Zayed Road in Dubai. Covering approximately 47 million square feet, this district is designed to accommodate around 35,000 residents and offer 7,200 hotel rooms.
The development will feature 11,000 residential units across 278 buildings, complemented by one million square feet of retail space and eight million square feet of office space. Community amenities include three shopping malls, schools, 40 entertainment venues, and 37 public squares.
Connectivity within Jumeirah Central is a key focus, with a cycling network linking 33 parks and green spaces. The district will also incorporate smart infrastructure such as a multi-modal transport system with metro, tram, and bus stations, aerial gondolas, and environmentally friendly transport options.
More than half of the area is dedicated to open spaces, including climate-controlled arcades totaling one million square feet to ensure a comfortable pedestrian environment year-round. Accessibility is enhanced by 25 vehicle entry points and 44,000 parking spaces.
Construction will proceed in multiple phases, with the initial phase including 69 developments such as residential buildings, a resort, a mall, a retail market, and tram stations. This ambitious project reflects Dubai’s shift towards sustainable, pedestrian-friendly urban design.
