Dubai Marina in DLD numbers: apartment prices, sales, rents and yields, 2021–2026

Renat BashirovUpdated: 31 October 202611 min read

Figures in this page are current to October 2026, with 2026 data recorded through 23 October only. Dubai Marina recorded 1,466 residential sales in 2026 to that date, versus 3,909 in all of 2025; the median sale price was AED 2,150,000 and the median price per square metre was AED 20,852. For a 1-bedroom apartment, the 2026 median transaction price was AED 1,600,000 and the median Ejari rent was AED 87,000 per year; the resulting market-level gross yield calculation is 5.4% before charges and vacancy.

What counts as Dubai Marina in these figures

Dubai Marina is counted here as the master project named Dubai Marina within Marsa Dubai, area_id 330. Marsa Dubai is wider than Dubai Marina: Jumeirah Beach Residence, Dubai Harbour and Bluewaters Island are not included in the numbers below, nor are six Dubai Marina-labelled records registered under Palm Jumeirah.

This distinction matters because a search for Dubai Marina prices can easily mix several master projects with different transaction structures. The figures below use residential sales of apartments, villas and townhouses within the Dubai Marina master project, with transaction-price and area filters applied to remove apparent data-entry errors. You can compare current registered transactions on the Dubai Marina area page with live sales.

There were 19,789 qualifying residential transactions in Dubai Marina from 2021 through 23 October 2026. Apartments account for nearly all of them. The 2026 figures are incomplete and should not be read as a full-year total.

Dubai Marina apartment sales, 2021–2026

In 2026 to 23 October, 1,466 sales were recorded (3,909 in all of 2025) and the median price per square metre was AED 20,852 versus AED 23,998 in 2025. Median transaction price, however, rose from AED 2,002,000 to AED 2,150,000; total price and price per m² are different measures, and 2026 is a partial year. A median is the middle transaction in the filtered sample, not an asking price and not an average.

Year Sales Median sale price, AED Median AED/m² Off-plan share Existing share
2021 2,550 1,479,500 13,570 8.4% 91.6%
2022 3,623 1,672,000 16,669 25.4% 74.6%
2023 3,695 1,690,000 16,230 12.3% 87.7%
2024 4,546 2,175,000 20,483 32.6% 67.4%
2025 3,909 2,002,000 23,998 35.1% 64.9%
2026 to 23 October 1,466 2,150,000 20,852 8.0% 92.0%

The 2025 median of AED 23,998 per m² covers all residential sales (apartments and 20 villas). In the DLD district summary, the 2025 median for Dubai Marina apartments alone is AED 24,014 per m².

For someone asking whether a 1BR can be bought in Marina at the price shown in listings, the registered median is a clearer starting point. In 2026 to 23 October, 623 one-bedroom apartment sales had a median price of AED 1,600,000, a median area of 76.5 m² and a median rate of AED 21,348/m².

For resale-specific figures and registered-market context, see the Dubai Marina resale apartments report. Listings can include units that have not sold, withdrawn stock and different payment conditions; the table records completed registrations.

2026 to 23 October 4 bedrooms 48 5,240,128 290.0 16,187

The 2026 studio median was AED 1,050,000, based on 105 sales. It was AED 340,500 below the 2025 studio median. For four-bedroom apartments, the 2026 sample contains 48 sales, enough for a median but smaller than the samples for studios, 1BR and 2BR units.

Price per square metre: Dubai Marina versus Dubai

Dubai Marina’s median price per square metre remained above the city median in every year shown. In 2026 to 23 October, the Marina median was AED 20,852/m², 13.2% above the Dubai-wide median of AED 18,418/m². That comparison uses the same residential filters for both the city and the master project.

Year Dubai median AED/m² Dubai Marina median AED/m² Marina versus city Marina share of Dubai sales
2021 11,055 13,570 +22.8% 5.4%
2022 13,902 16,669 +19.9% 4.8%
2023 15,247 16,230 +6.5% 3.4%
2024 16,753 20,483 +22.3% 2.9%

2026 to 23 October 18,418 20,852 +13.2% 1.3%

For the latest rolling 12-month period, from 24 October 2025 to 23 October 2026, Dubai Marina’s median was AED 21,194/m², versus AED 18,548/m² across Dubai: 14.3% higher. The same period recorded 1,957 Marina sales.

The table below uses 2025 figures from the DLD district summary: JVC is the registry district Al Barsha South Fourth, and Dubai Marina is a master project inside Marsa Dubai. Compare dates, apartment types and sample composition, and see the separate JVC DLD data page.

Ejari rents and gross rental yield

Ejari records include new contracts and renewals. The year shown is the contract start year. In 2026 to 23 October, median rent declined for studios, 1BR and 2BR apartments compared with 2025; the median for 3BR and 4BR contracts was higher. That is a rental-record result, not a forecast for any individual lease renewal.

Type 2025 median rent, AED/year 2026 median rent, AED/year 2026 median area, m² 2026 rent AED/m²/year
Studio 65,000 60,000 41.4 1,476
1 bedroom 90,000 87,000 77.1 1,144
2 bedrooms 140,000 137,678 125.9 1,083
3 bedrooms 210,000 214,250 190.9 1,028
4 bedrooms 270,000 275,000 269.5 978

The 2026 gross-yield calculation is median annual rent divided by median sale price for the same apartment type and year. It produces 5.7% for studios, 5.4% for 1BR, 5.3% for 2BR, 5.4% for 3BR and 5.2% for 4BR apartments. A separate check using median rent per m² divided by median sale price per m² gives 5.8%, 5.4%, 5.3%, 5.2% and 6.0% respectively.

These are gross market indicators from two independent samples, not the return of a particular apartment. They are before service charges, management costs, brokerage costs, maintenance, vacancy between tenants and the 4% DLD purchase fee. Net yield is not calculated here. For a unit-level model, use a guide to calculating net apartment yield and check how service charges affect property returns before comparing purchase prices.

A ready apartment may already have a tenant. That changes the handover and income timetable, but rent, contract terms and the practical transfer process must be checked for the specific unit; see buying an apartment with a tenant in Dubai.

Off-plan and existing apartments

Existing-property registrations represented 92.0% of Dubai Marina sales in 2026 to 23 October, compared with 64.9% in 2025 and 67.4% in 2024.

“Existing” does not mean every transaction is a resale. The registration category can include a first sale by a developer of a completed apartment, and the records cannot separate those transactions from resales. It is therefore accurate to say that there are many more registrations of completed units than off-plan registrations in 2026; it is not accurate to treat every existing sale as a resale.

For a buyer seeking a ready apartment, the higher existing share means more of the registered market is in the completed-unit category. It does not establish that a particular building has more available stock, a lower price or a better rental outcome. A completed apartment also permits review of the actual unit, while documentation, occupancy and financial obligations still need to be checked case by case.

A broker does not receive client money: payments go to the developer’s escrow account or through a DLD trustee office.

Where more transactions were registered

The table below is ordered by the number of sales over the 12 months from 24 October 2025 to 23 October 2026. It is an order by transaction count only, not a rating of buildings or projects. Across Dubai Marina, the period had 1,957 sales, a median price of AED 2,200,000, a median rate of AED 21,194/m² and an off-plan share of 8.9%.

Building name as registered Sales Median price, AED Median AED/m² Off-plan share
LIV WATERSIDE 132 2,749,774 34,389 0%
MARINA SHORES 43 3,250,000 28,927 100%
DAMAC HEIGHTS 42 2,856,444 21,916 0%
PRINCESS TOWER 42 2,150,000 17,071 0%
Torch Tower 41 1,800,000 16,077 0%
ELITE RESIDENCE 41 1,807,981 15,561 0%
Sulafa Tower 40 1,300,000 13,997 0%
CAYAN TOWER 39 2,614,000 22,581 0%
Jumeirah Living Marina Gate 37 3,500,000 32,509 0%
LIV MARINA 36 3,124,774 35,621 0%

These ten building names account for 493 sales, or 25.2% of Marina transactions in that 12-month period. Four transactions had no building name and are not in the ranking. Project names can also group several towers or blocks, and 686 transactions in this period had no project name, so a project list cannot represent every registered sale.

Villas and townhouses are rare in the master project: 20 villa-type sales were registered from 2021 through 23 October 2026. Annual counts were five in 2021, five in 2022, two in 2023, three in 2024, two in 2025 and three in 2026 to 23 October. There were 101 qualifying villa rental contracts across the entire period, so no annual villa rent or yield table is calculated.

Living and buying format: what the data can and cannot show

What the registry does not show: peak-hour traffic, parking, noise, nearby construction timelines and the condition of a specific building are not in DLD data. Those are checked on site and in the building’s documents; the registry only shows prices, deals and rents.

The numbers do show an apartment-led market: 1BR apartments formed the largest 2026 group with 623 sales, followed by 2BR apartments with 472. A buyer working around the 2026 median price range would be looking at different transaction samples: AED 1,050,000 for a studio, AED 1,600,000 for a 1BR and AED 2,587,500 for a 2BR. Those figures are descriptive, not budget recommendations.

Someone considering Marina for personal use can use the completed-unit transaction structure to focus on apartments that can be viewed before purchase. Someone considering leasing can compare the 2026 median annual rents of AED 60,000 for studios, AED 87,000 for 1BR and AED 137,678 for 2BR units with the registered sale medians. The actual apartment’s area, floor, condition, view, service charges and tenancy status can move its economics away from those medians.

Use the ready apartments catalogue when you are ready to inspect specific completed units and compare their documents with registered-market data. For a broader framework before selecting a location and ownership format, read how to choose an area in Dubai for your goal.

Are villas common in Dubai Marina?

No separate villa market table is produced because only 20 villa-type sales were registered from 2021 through 23 October 2026. The available sales and rental data are principally apartment data.
